The University serves the San Antonio metropolitan area and the broader region of South Texas through programs and services offered from its three campuses: 1604 Campus, Downtown Campus and the Institute of Texan Cultures. With over 30,000 students enrolled in undergraduate and graduate degree programs, the University is the second largest institution in the University of Texas System and has been one of the state's fastest-growing public universities for much of the last decade. The University offers bachelor's, master's and doctoral degree programs and is a research-intensive institution committed to discovery and innovation. The University's 600-acre campus near the intersection of Loop 1604 and Interstate 10 borders the Texas Hill Country and is just a 20-minute drive from downtown San Antonio. There are over a dozen buildings on the 1604 Campus. The scope of work is a turnkey contract including all labor, materials and equipment to accomplish the work as well as all taxes, insurance, permits, fees, licenses and bonds required for compliance with local, state and federal laws, statutes, and ordinances. The scope of work generally includes, but is not limited to the following: 1. Removal of existing precast concrete exterior wall panels at the 3rd floor. 2. Removal of existing interior light-gage steel framing partition walls, interior doors, insulation, and finishes, except gypsum wall board (GWB) a. Abatement of existing GWB to be self-performed by owner. 3. Removal of existing spiral stair, and infill of fire-rated floor at the 4th level. 4. Limited cleaning of the precast concrete facade. 5. Installation of a twin-span aluminum frame curtainwall system at each 3rd floor exterior opening. 6. Installation of drip rail flashing below 4th floor roofs, at north and south elevations only. 7. Installation of new finishes to generally match existing, including paint, vinyl base, carpet tile, GWB ceilings, miscellaneous trim and patching. 8. Replacement of all sealants (perimeter, glazing, framing) at the existing double-height window wall, east elevation only. 9. Modifications to the existing HVAC, electrical, fire alarm and sprinkler systems. 10. Miscellaneous concrete repairs, including: a. Shallow depth concrete repairs (vertical face) b. Partial depth concrete repairs (vertical face) c. Epoxy-injection of cracks (vertical face) Question Submission Close Date 3/2/2021 5:00 PM CST
