Renovation of a mixed-use development in Luling, Texas. Completed plans call for the renovation of a office development.
Weaver and Jacobs is the general contractor for this project we are only seeking subcontractor bids. The project is scheduled to start this summer (May 31st) and be a 6 month project. ] In general, the project consists of Administration Renovation which includes but is not limited to: steel studs and drywall, resilient flooring, carpet tiles, ceramic tile, paint, acoustical ceiling, casework, marker board, tack boards, fire extinguishers and cabinets, toilet accessories, plaque, identifying devices, and window blinds. Proposals will be based on a single lump-sum contract for individual work category or selected groups of categories as listed in Instructions to Proposers. All copies of any portion of the Contract Documents shall remain the property of the Architect no matter how secured and shall be returned to the Construction Manager immediately after the proposal date. Guaranty Bonds in the form of a 100% Performance Bond and a 100% Payment Bond may be required from any subcontractor whose proposal is in excess of $100,000 at the option of the Construction Manager. Should the bond amount be in excess of ten percent (10%) of the surety company's capital and surplus, the surety company issuing the bond shall certify that the surety company has acquired reinsurance, in a form and amount acceptable to the Construction Manager, to reinsure the portion of the risk that exceeds ten percent (10%) of the surety company's capital and surplus with one or more reinsurers who are duly authorized and admitted to do business in Texas, and that amount reinsured by any reinsurer does not exceed ten percent (10%) of the reinsurer's capital and surplus The Construction Manager reserves the right to reject any and all proposals and to waive any informality or irregularity in proposals received when such rejection or waiver is in the best interest of the Construction Manage or Owner Alternate proposals quoted on Proposal Forms will be reviewed and accepted or rejected at the Construction Managers and/or Owners option.
