Construction Manager at Risk for the SCHC Corporation Bradford West Gwillimbury Affordable Housing Development. The Simcoe County Housing Corporation (SCHC) is seeking the services of a Construction Manager at Risk to act as a trusted representative of and consultant to the Simcoe County Housing Corporation (SCHC), monitoring and coordinating the subcontractors, providing advice and input to the management team overseeing the construction of this redevelopment, as described within the RFP document. The Simcoe County Housing Corporation (SCHC) is planning to build a 50-unit affordable housing building on a 2.2-acre parcel of land provided by the Town of Bradford West Gwillimbury. The lands known as 125 Simcoe Rd are located at the corner of Simcoe Road and Marshview Boulevard in the Town of Bradford West Gwillimbury. This location allows the opportunity for an attractive streetscape and good connectivity to transit and pedestrian walkways. The building will be 4 storeys, to blend into the surrounding neighbourhood and will consist of one, two and three-bedroom units. The building will also contain appx 5000 sf of commercial space on the ground floor for a County owned Social and Community Services office as well as future aligned agency space. Currently, 125 Simcoe Road is generally comprised of a community centre, parking lots, curling club, and sports fields. The Town of Bradford West Gwillimbury has completed a Community Centre Master Plan and visioning process specific to the subject property. Along with a range of recreational uses, the opportunity for affordable housing and co-location with Ontario Works was identified. Timing for completion of the Town's Master Plan and planning approvals is unknown at this time. It is likely though to be implemented in phases over a number of years. However, the County affordable housing development has been approved to proceed first ahead of the other phases. The sprinklered building size is approximately 69,545 square feet, and includes surface parking and green space. The building is masonry construction, combining hollow core precast slabs and masonry block for the structural framing, clad in stone, precast, and ACM panels.
