Demolition and new construction of a multi-residential development in New Haven, Connecticut. Working plans call for the construction of a 44,041-square-foot, three-story above grade, 50-unit multi-residential development.

As of December 29, 2025, project is on hold. No definite date for the rebid. Project scope includes but is not limited to demolition of existing 1.5 story masonry and steel building, including removal of all foundations, slabs on grade and site improvements. Plans call for the construction of a new housing complex to hold 50 elderly housing units with a community room, fitness room, wellness room and community kitchen. Trades include but are not limited to: Demolitions, site-work, concrete, gypsum cement underlayment, masonry, structural steel misc metals, rough & finish carpentry labor and material, wood trusses, interior architectural woodwork, wood stairs, insulation, EPDM roofing, doors, frames & hardware, rolling counter shutter, overhead coiling doors, pocket doors, aluminum framed entrances & storefronts, vinyl windows, unit skylights, glazing, fixed louvers, gypsum board, flooring, painting, signage, traffic signage, toilet and bath accessories, residential appliances, fire protection specialties, postal specialties, package lockers, horizontal louver blinds, residential casework and countertops, entrance floor mats, site furnishings, electric traction elevators, trash & recycling chutes, plumbing, fire protection, HVAC, Electrical, communications, electronic safety & security, final cleaning, and sanitary facilities. The Work of the Project is defined by the Contract Documents; an outline description of the Work includes the following: 1. Construction of a fifty unit elderly housing complex built to HUD 202 standards. The building includes forty seven (47) one bedroom dwelling units and three (3) two bedroom units. Amenity spaces include a Community Room, Fitness Room, Wellness Room and Community Kitchen. 2. The demolition of the existing one and one half story masonry and steel building, including the removal of all foundations, slabs on grade, and existing site improvements. 3. The backfill, finish grading and restoration of the site related to the removal of the existing building and site improvements. This shall include a combination of on site as well as imported soil. 4. All of the site improvements related to the new building, including the construction of a twenty seven (27) parking spaces, delivery drive, outdoor recreation spaces, all new utilities, and subsurface and surface storm drainage systems. 5. Off site improvements, including but not limited to sidewalks, curbs, pavement restoration, planting strips in the ROW, fence removal and related restoration. Addenda 3 addressing wage rates has been issued, but is labeled as Addenda 4. Project includes Davis Bacon State Wage requirements.
