Demolition, site work, renovation and addition to a medical facility in Columbus, Ohio. Working plans call for the addition of a medical facility; for the demolition of a medical facility; for the renovation of a medical facility; and for site work for a medical facility.

The owner has determined a prequalified list of construction managers. The project and construction budget as listed in this RFQ is estimated. The project has been approved for design services through construction closeout. This request is for Construction Manager at Risk ("CM") to assist with design and project management to establish the design developmentand construction document phases. The selected Construction Manager at Risk, asa portion of its required Scope of Services and prior to submitting its proposal, will discuss and clarify with the Contracting Authority/Owner,the breakdown of the Agreement detailed cost components,to address the Owner's project requirements and refine the project schedule. As required by the Agreement, and as properly authorized, provide the following categories of services: provide constructability review comments on documents produced by theA/Eduring theSchematic Design, Design Development, andConstruction Document stages; develop and maintain estimates of probableconstruction cost, valueengineering, project schedules, and construction schedules; lead and managethe Subcontractor Prequalification and Bidding process, Construction andCloseoutStage. Refer to theOhio Facilities Construction Manualfor additional information about thetype and extent of services required for each. Acopy of the standard Agreement can be obtainedat the OFCC website Electronically. The selected CMwill be required to sign thestandard agreement. No modifications to the requirements in the agreement willbe accepted. Required Professional Liability Insurance will be per General Conditions Articles 10.3.7and10.3.8. The project team (Owner / A/E / CM) will be required to utilize e-Builder, the University's Project Management System,for all compatible services required by the University. The preconstruction and construction services are generally described below. Subcontracts including but not limited to Plumbing, Fire Protection, HVAC, Electrical and AV/Technology will be awarded by the CM to prequalifiedvendors using a competitiveprocess.The parties willengage in an "open book" pricing method in which all subcontracted work shall be based upon competitive pricing that will be reviewed by the Contracting Authority/Owner, the A/E and the CM. The Contracting Authority/Owner shallhave access to all books, records, documentsand other data in the CM's possessionrelated to itself, its subcontractors and material suppliers pertaining tobidding, pricing or performance of the Agreement. The Contracting Authorityreserves the right to reject all proposals and cancelat any time for any reason this solicitation, any portion of this solicitation or any phase of the Project. The Contracting Authority shall have no liability to any proposer arising out of such cancellation or rejection. The Contracting Authorityreservesthe right to waive minor variations inthe selection process.
