Renovation of a mixed-use development in College Station, Texas. Conceptual plans call for the renovation of a educational facility; and 22,453-square-foot laboratory facility.

**As of February 28, 2022. This project is cancelled. Interior Demolition and remodel of Building floors one and two. **Construction will not begin until March 2022** the amount for the complete construction of HEEP Laboratory Renovation Floors 1&2, including all general,plumbing, mechanical, and electrical work . 1. Base Bid: Shell areas, unfinished, with minimum lighting, HVAC and Fire protection as required by Code. 2. Alternate: One full Lab Module of fully built out and functional Lab space with Lab work benches, Fume Hood, and all Mechanical, Electrical, and low voltage fixtures and systems connected and operational, as indicated on drawings 1. The Work is defined by the Contract Documents and consists of the following: 2. The HEEP laboratory building is an existing concrete-and brick biological research facility housing laboratories, support spaces, faculty offices and miscellaneous services. Built originally in 1956. 3. The scope consists in a complete interior sut and renovation of the levels 1 and 2 of the building conserving the primary function of biology research laboratories; new lab areas will be built-out with new steel casework, epoxy resin counters, laboratory fixtures and fume hoods; lab support spaces will include tissue culture rooms, microscopy rooms, autoclave, freezer/storage rooms, cold chambers and miscellaneous support areas. Level 1 houses an animal research suite (vivarium) for small rodent holding and process. New office suites will consist of new partitions, ceiling and finishes. 4. All building infrastructure will be replaces; new mechanical/electrical, plumbing equipment and IT rooms will be build-out to house new equipment. New exhaust and accessory rooftop equipment will be installed. Existing roofing will remain and will be patched/repaired where disturbed by new equipment. 5. Materials considered "heritage" in entry vestibules, main corridors, restrooms and stairwells will remain as-is and/ or be restored to their original state (pre-construction) as needed. All interior demising partitions will be demolished and areas will be renovated. Most existing doors will be maintained, refinished and reused with new door hardware. 6. Other than the roof modifications described above, the project does not include any scope with the building envelope. The total renovation area in scope is 22,453 square feet.
