Renovation of a multi-residential development in North York, Ontario. Completed plans call for the renovation of a multi-residential development.
Finch Ardwick is a TCHC development located along Finch Avenue, east of Islington. At this development, there are 56 townhouses and one underground parking garage that were built in 1967. The townhouses are all stick-build construction and have family sized, three and four-bedroom townhouse units. Six (6) townhouses at this site have been shuttered for over fifteen (15) years, and Toronto Community Housing (TCHC) needs to bring back these six units into full operation. Units one, two, three, four, five and six have been shuttered because a portion of the first three units have effectively cracked away from the remainder of the building due to soil erosion below the building. This is most likely due to poorly engineered soil below a part of the building. Full demolition of these units cannot be performed due to regulatory complexities that will impact delivery and approval schedules. The successful construction manager must delete the portion of the building that has cracked away, add structural support to the remainder of the building, build a new portion using the exact same footprint to replace the old, and upgrade all the site works beneath the building. Further impacting matters is the replacement of storm and sanitary lines beneath the building and connecting those new lines to the main. After remedial work, a holistic renovation of the remainder of the six townhouses will be pursued to construct a brand-new building envelope, waterproofed basements, fully remodeled interiors and updated landscape work to tie into the overall development.
