Site work, paving, new construction and renovation of a mixed-use development in Carmichael, California. Completed plans call for the construction of a educational facility; for site work for a road / highway; for paving for a road / highway; sidewalk / parking lot; sidewalk / parking lot; and for the renovation of a educational facility.
*As of January 13, 2025, project has been completed. Landmark Construction has been selected to deliver this Lease-Leaseback project, for our valued client, San Juan Unified School District. We are the selected contractor for this project. This project includes modernization of all existing classroom wings, re-purposing of the art and drama building to administration spaces and conversion of the current Multi-Purpose Room to cafeteria. Work of this contract also includes construction of a new science building, new gymnasium building, reconfiguration of the existing parking lot and construction of additional parking, demolition of existing portables and site renovations which include construction of new courtyard, play hardscape, parking lots and driveways. As always, we welcome any input the subcontract community may have with regard to value engineering alternatives, potential cost savings, and constructability. These items may be submitted at any time during the bid process. It is the District's goal to obtain a minimum participation of 20% of the Direct Cost of the Work from local (within District boundaries) subcontractors and suppliers. Refer to the District Boundary and zip code map posted as a part of the bid reference documents. Bidders should identify associated zip codes for the location of business address and business owner home address if it falls within these boundaries. This is a collaborative lease-leaseback contract which is governed by a guaranteed maximum price. Our approach to lease-leaseback requires all of the project team members - owner, design team, inspector, general contractor, and subcontractors - to together look out for the best interests of the project, solving problems and moving the project forward. Subcontractors shall be responsible for proactively identifying and resolving all minor conflicts and problems with the plans and specifications, both prior to bid and during the course of the project. All subcontract bidders must be prequalified with Landmark. A sample copy of Landmark's subcontract agreement has been provided for your review. Any proposed changes to these documents must be included with your proposal at the time of bid. Successful bidders must execute Landmark's standard subcontract agreement. DVBEs are encouraged to provide proposals. Landmark is willing to break down work items into economically feasible units to facilitate DVBE participation. We are willing to assist qualified DVBE firms in obtaining bonds, lines of credit and/or insurance. This project requires the use of a skilled and trained workforce under Education Code section 17407.5 and Public Contract Code section 2601. Education Code Section 17407.5 requires the use of a skilled and trained workforce, as defined by Public Contract Code section 2601, by subcontractors at every tier, to perform work which falls within an apprenticeable occupation in the building and construction trades. Verification of compliance must be submitted on a monthly basis.
