Demolition, site work and addition to an educational facility in Seattle, Washington. Completed plans call for the addition of a 4,721-square-foot, two-story above grade educational facility; for the demolition of a educational facility; and for site work for a educational facility.

The work will include, but not be limited to a 2-Story, 4-Classroom, approximately 4,721 SF building addition with mechanical attic. The building addition will have a foundation system consisting of a concrete slab on grade, continuous spread footings, etc. under-slab vapor retarder and foundation waterproofing system. It will be woodframed with conventional wood framing engineered wood products, wood-framed stud walls, plywood sheathed shear walls, cavity and continuous insulation, WRB, brick veneer, and metal soffit. All exterior walls to be 2-hour rated construction and use fire retardant treated wood to comply with the construction type. It will have an asphalt shingle roofing system, horizontal plywood sheathing, 4x vent cavity furring, rigid insulation, roofing underlayments, etc. The scope also includes, interior and exterior opening systems, interior finishes, fire protection, plumbing, mechanical, electrical low voltage, site/civil, and landscaping. The project will also include 2 additive alternates including the Fire Alarm replacement and the security vestibule/administration reconfiguration. The cost range including alternates AA-1 and AA-2 is $3,700,000 to $3,800,000. Seattle Public Schools requires that all contractors, vendors, suppliers or providers of services comply with all applicable laws and regulations prohibiting discrimination in employment, public accommodation, and educational programs. Seattle Public Schools is an Equal Opportunity Employer and encourages participation by minority and women owned businesses. A surety company bid bond on a form acceptable to Owner, a cashier's check or a certified check payable to the order of Seattle Public Schools shall accompany each bid in an amount not less than five percent (5%) of the Base Bid. The Owner reserves the right to reject any or all bids and to waive any informalities or irregularities in the bids received. No bidder may withdraw its bid after the hour set for the opening thereof, unless the award of the contract is delayed for a period exceeding ninety (90) days. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
