Demolition, site work and new construction of a mixed-use development in Saint Louis, Missouri. Completed plans call for the construction of a four-story above grade, 321-space parking garage; for site work for a parking garage; and 24-space sidewalk / parking lot.
As of May 23, 2022, a Design Builder has been awarded and construction is underway. DEPT OF VETERANS AFFAIRS (VA) ST. LOUIS HEALTHCARE SYSTEM (STLHCS) JOHN COCHRAN (JC) DIVISION W912DQ-21-SS-7100 This is a design-build project to provide the John Cochran VAMC a new parking garage and surface lot for staff parking. The parking garage will be a 321 space, four story, single helix precast concrete parking garage with two-way traffic circulation, and the new surface parking lot will provide 24 additional parking spaces. The garage will be designed for future expansion to 7 levels. The foundation systems will be based on a drilled concrete pier foundation system. The surface lot will require removal of the existing gravel and asphalt surfaces to prepare the surface for new asphalt paving and localized excavations where the base material has failed. The site shall be cleared and grubbed. At this time, we will also remove all unsuitable materials to achieve a suitable base for a new 2" of asphalt base/finish course for the final surface. The proposed base and paving shall be in accordance with local DOT standards for roadways and parking lots. This is part of a larger Design Build project at this location that will be developed in phases. It is anticipated that a solicitation announcement will be published in the Federal Business Opportunities in late 2022 or early 2023. The estimated magnitude of this project is over $500,000,000 with an estimated construction duration of 5+ years. Original 'Sources Sought Solicitation': The hospital complex may consist of the following facilities/improvements (quantities subject to change): New Bed Tower (430,000gsf) New Central Energy Plant (30,000gsf) New IT/Engineering Warehouse (30,000gsf) New Water Storage Structure New Elevated Parking Structure (1,300spaces) Construction related site work Demolition of existing ancillary structures This Project will begin to right-size the VA's John Cochran Division Medical Center by demolishing several deficient and underutilized buildings, constructing multiple new seismically compliant structures & facilities and planning for future expansion and demolition of primary facilities under a coordinated master plan. This project will design and build those features identified in coordination to the adjacent and active medical center, including a new substance abuse treatment clinic, new site electrical service, relocated utilities and upgraded security features. New parking structure(s) are necessary to support current and future parking demands. New central energy plant is necessary to replace existing aged and undersized plant in support of current and future facilities.
