The project consists of carrying out all work in accordance with the contract documents. Without being limited thereto, the scope of work includes: Architecture - Repair of the waterproofing of the roof; - Replacement of the flashing, roof accessories, hatches and junction boxes (evacuation) as well as the addition of antenna bases; - The creation of access to the roof by adding an access hatch from the interior stairwell; structural work - Work related to roof access structures (wood frame); Mechanical work - Intervention on the chimney shaft (boiler room) and the evacuation ducts; - Cleaning of dryer exhaust ducts from the roof; - General coordination of work involving subcontracting (access ladder and others); The work will be carried out in a three (3) storey building with eight (8) dwellings built in 1955. The structure of the building is of a wood frame and the exterior envelope is made of brick. A passageway is present at the back of the building and allows access to the roof. The roof is made of asphalt-gravel dating from 1993. The apartments will be occupied during the work. WORKS DURATION According to current planning, work is expected to begin around August 2022 , but this date could be changed by the OMHM. In such a case, the modification cannot be used to justify a request for an extra from the successful bidder. The work must be carried out within a maximum period of 12 consecutive weeks from the date confirmed for the start of the work in the letter of engagement. Bid bond 10% is required. Performance bond and materials and services of each corresponding 50% is required. awrd is subject to final approval.
