New construction of a playground / park / athletic field in Yellow Springs, Ohio. Completed plans call for the construction of a 1,330-square-foot, one-story above grade, 0-story below grade playground / park / athletic field.

The project is construction of a new 1330 SF masonry slab-on-grade restroom and shower house building, with related utility and site work, including work at various campsites in the park. The Work includes new Showerhouse with masonry walls, glass block windows, wood trusses and concrete floors. Fixtures include eight showers, seven toilets, one urinal, six sinks, two washers, & two dryers. Two heated family style shower rooms and laundry facility shall be capable of being used year round, and a larger portion of the building will be designed with ventilation only for peak camping season. All new plumbing, mechanical and electrical systems as described in the documents shall be included. This Showerhouse including new parking and concrete paved access shall be compliant with ADA accessibility standards. The Work includes on-site waste treatment including dosing tank, pre-treatment tank and drip dispersal system. Primary drip fields are outside of the scenic river buffer. System is designed to accommodate future connection to Dump Station & ten new full hook-up RV pad connections. The Work includes water connection to existing well & treatment facility on site. New waterline below frost line shall allow winter use. Additional water treatment and capacity is included in scope including pressure tanks, chlorination, water softening (ALT2), and water treatment filter. Building heat/ tempering to allow winter use is included. The Work includes new electric service to support Showerhouse and related utilities as well as future ten new full hook-up RV pad connections. Anticipated service is 800A(future for RV pads) and 600A single phase transformer. New electric service is sized to support new showerhouse, related utilities, and future upgrades to dump station and future ten new 50A/30A/20A pedestals at RV pads. Existing 200A service at well building is sufficient for heating, and replacement panel is included in the scope. One Allowance; DPL1 is identified to address DP&L Fee for Electric Utility work. Two ADD alternates are identified: ADD ALT1 for new Metal Roof in lieu of new Asphalt roof; and ADD ALT2 for a new water softener in the well building. The general contract is estimated at $1,200,000. The ADDALT-1 is estimated at $19,000. The ADDALT-2 is estimated at $7,000. Prevailing Wage rates and Equal Employment Opportunity requirements are applicable to this Project. The EDGE Participation Goal for the Project is 5.0 percent.
