Facility building assessment for 59 selected WCPSS school campuses (9 High Schools, 13 Middle Schools, and 37 Elementary Schools). Selection criteria for each campus comprises of one or more original building construction dates that are 30 years or older. Assessment and Analyzation of the existing buildings will be based on existing building conditions and meeting future renovations based on, fulfilling current WCPSS Building Construction Program, Design Guidelines requirements and NC State Building Codes. At conclusion, the selected firm will provide a matrix that will rank each campus / building from best to worst for the probability of campus/building renovations and/or replacement. Firm will provide final report ranking each campus / building including supporting information. Supporting information shall be based on, but not limited to: WCPSS Life Cycle Data Base (LCDB), Computer Aided Facility Information (CAFI) drawings and data, and on-site campus / building inspections. Supporting systems information shall include but not be limited to: Exterior Envelope (wall type & insulation value, window and door types), Roofing (membrane type and insulation value), Interior (ADA compliance, wall types, ceiling types, ceiling heights and clear heights above), Conveyance (elevators and chairlifts), Plumbing (water distribution, fixtures, sprinklers), HVAC (primary and secondary systems, BAS controls), Electrical (power distribution, lighting, fire alarm, intercom & security), Equipment (walk-in cooler and freezer), and Furnishings (high and middle school interior bleachers). Qualifications submitted by 4pm, Friday, May 21, 2021. Professional fee negotiations will begin immediately following the firm selection with an anticipated project notice to proceed of September 1, 2021. The qualifications presented will be used for professional firm ranking and selection. The selected professional firm must carry a minimum of $1,000,000 of professional and general liability insurance. The method of contractor selection has not been determined at this time.
