Renovation of a residential development in Winchendon, Massachusetts. Completed plans call for the renovation of a residential development.
General Bid Deadline 3/24/22 Time 2:00 P.M. Roofing, Insulation, Siding and Roof Ventilation - Phase 2 Rebid at Pearl Drive Family Housing. Roy S. Brown Architects, 85rsba@gmail.com, tel. 413-596-2360 1. The General Contractor for this project will be responsible for the following scope of work items: a. Base Bid includes: one (1) Type A building, see Site Plan. Alternate No. 1 includes: one (1) Type A building, see Site Plan. b. Provide and install all staging, lifting, hoisting, and protection. The General Contractor will be responsible for temporarily waterproofing the roofs as construction progresses. c. Demolish entire roof structure and roofing at two buildings. Existing ceiling joists and finish ceiling to remain. Existing vent piping and metal chimneys to remain (existing flashing to be carefully demolished). SUMMARY OF WORK Section 01010 - Page 2 d. Demolish existing vinyl siding and accessories down to existing sheathing where shown on drawings. At gable ends, demolish existing sheathing down to studs, including existing building paper and step flashing. Carefully remove and reinstall existing shutters. e. Provide and install new pre-engineered roof trusses, plywood sheathing, hurricane anchors, blocking at ceiling joists (exterior walls), baffle vents, composite trim boards, continuous soffit vent, rigid insulation, etc. f. Install new roof trusses in manner that does not obstruct use of existing attic access hatches to remain. Coordinate hatch locations with roof truss engineer. Verify hatch locations in field. g. Provide and install new faced R-19 fiberglass batt. insulation between existing ceiling joists (except for units 25 and 26, which already have this - see site plan for unit locations). Provide and install new R-13 unfaced batt. insulation perpendicular to trusses. Provide and install new R-19 unfaced batt. insulation between bottom chords of new trusses. This is typical of all attic spaces for entire project. Minimum required total R-value to be R-49. Note: demolish all existing batt. insulation in existing attic spaces. h. Existing fire separations between units are to be extended up tight to underside of new roof deck using the same construction materials and methods. Fire caulk where gypsum wallboard butts roof deck. Tape and mud all seams, including any existing seams currently not taped and mudded. Infill with matching gypsum wallboard where absent on existing attic fire separation. All new plywood sheathing (both vertically and horizontally) within 48" of a fire separation is to be fire retardant (f.r.). Fill all stud cavities at fire walls completely with Rockwool granulate blown-in insulation from top of walls at attic level down to bottom of first floor wall cavity. Patch to match all access holes made in existing gypsum wallboard at attic level. i. Extend all existing Metalbestos vent stacks by adding additional 12" section. See drawings for locations. Also extend plumbing vents to be 18" min. above finish roof. Also extend exhaust ducts to new elevation of roof vent. j. Provide and install new composite trim boards where shown on drawings. k. Provide and install vinyl siding where shown on elevations, including new plywood, Tyvek commercial wrap, and PVC trim. l. Remove and reinstall existing fire alarm strobes. Reinstall on new vinyl siding mounting block. m. Disposal of items not scheduled for relocation or reuse, or not scheduled for return to Owner. Return items to Owner as noted. SUMMARY OF WORK Section 01010 - Page 3 n. Contractor will be responsible for all other work that is shown in the Contract Documents that is not specifically identified to be that of others, including all work that is shown in the Contract Documents that is not identified as being any Contractor's specific responsibility. o. The Contractor will be responsible for all cutting and patching to match. p. Furnish and install all other new construction as indicated in the Contract Documents. q. Provide Owner with detailed schedule of construction. Coordinate construction with needs of Owner and occupants of units affected. 2. The Roofing and Flashing Filed Sub-bidder for this project will be responsible for the following scope of work items: a. Provide and install new asphalt shingle roofing system including but not limited to: asphalt roof shingles, underlayment, underlayment membrane (entire roof), aluminum step flashing, aluminum drip edge, nails and all necessary fasteners, plastic cement and other sealants, vent piping flashing, and all other items necessary for a watertight roof system installation. 3. Contract Documents: The Plans and Specifications show the extent of the Contract requirements. Generally, most scope of work items appear both in the Drawings and Specifications. However, if a certain scope of work item only appears either in the Contract Drawings or Contract Specifications, it will not be an excuse or argument on the part of a Contractor that the scope of work is not adequately defined. Therefore, if any work is singularly shown in either the Contract Drawings or Contract Specifications, then that item will be a contractual responsibility of the contractor involved. 4. Related requirements in other parts of the project manual: a. Conditions of the Contract: Additional requirements of all parties to the Contract.
