The City of Shaker Heights, Ohio (the "City") is seeking proposals from qualified development teams to design, develop and construct approximately 15,000-25,000 square feet of new space on City-owned property at 3568 Lee Road for multi-tenant, private business use. The City aims to attract investment and new businesses to strengthen the Chagrin-Lee commercial district, and in particular its southern Lee Road corridor. Working in partnership with the Shaker Heights Development Corporation (SHDC), the City seeks to catalyze entrepreneurship and support makers, leverage and spin out activity at The Dealership (a shared work environment located immediately adjacent to the site), and help second stage or expanding companies grow into new space on Lee Road. The City seeks a long term ground lease structure in which the City will maintain ownership of the land and lease it to the selected developer (or its affiliate). The selected developer or its affiliate will construct and own the newly built structure for a negotiated time period. The building owner will be responsible to pay real estate taxes, improvements, repairs and maintenance. The deal will be at no cost to the City. Proposals will be evaluated by City administration and the Shaker Heights Development Corporation.
