Renovation of a clubhouse / community center in Mankato, Minnesota. Completed plans call for the renovation of a 7,710-square-foot clubhouse / community center.
Base Bid: Replacement of Caledonia Community Center Roof, Roof Sections 82B, 82C, & 82D, (Approximately 7,710 Square Feet) with a fully adhered EPDM 90 mil roof with dens decking and no mechanical fasteners. Installation to follow manufacturer's requirements to achieve 30 year warranty. Alternate Bid Item #1: Replacement of Public Works Center lower level entrance roof Section 238, (Approximately 1,000 Square Feet) with a fully adhered EPDM 90 mil roof with dens decking and no mechanical fasteners. Installation to follow manufacturer's requirements to achieve 30 year warranty. All questions about the meaning or intent of the Bidding Documents are to be submitted to the City Engineer in writing. Interpretations or clarifications considered necessary by City Engineer in response to such questions will be issued by Addenda mailed or delivered to all parties recorded by City Engineer as having received the Bidding Documents. Questions received less than five days prior to the date for opening of Bids may not be answered. Only questions answered by Addenda will be binding. Oral and other interpretations or clarifications will be without legal effect. Tear off all roofs down to the deck and dispose of properly off site. Remove and dispose of all ballast, existing drip edging, wall caps, roof drain sleeves, roof drains, flashing materials, and other associated roofing components in the identified areas. o Remove any identified unused equipment (See "Items Scheduled for Removal" Page 4 ) and repair roof primary deck. o Clean off asphaltic and/or any adhesive material and contaminants from existing block, brick or other material to provide a clean surface for adhesion of new material. o Furnish and install new flat and tapered polyisocyanurate insulation to achieve maximum R-value. Insulation installation to include, if required, installation of crickets between drains to prevent standing water. Contractor is responsible for verifying existing slope. o Insulation to meet state mandated insulation code. o Insulation to maintain a minimum of 1/8 inch per foot taper as per State Code. o Insulation to be tapered around the perimeter of all roof drains to create drain sump. o Furnish and install new dens deck cover board on top of the new polyisocyanurate insulation, according to manufacturer's specifications. o Furnish and install new 90 mil EPDM, flashing and accessories to achieve a manufacturer's 30 year warranty. o Perform clean up and removal of all related construction equipment and debris. o Provide tapered insulation lay out to the City of Mankato with the proposal for reroofing. o Complete inspection by manufacturer's field technical rep prior to issuance of 30 year warranty. o Contractor to provide 2 Year Workmanship Warranty upon completion. o Obtain all required permits associated with this project. o All roofing to comply with local and state regulations and be approved by the local building official. o Supply the City of Mankato a copy of the field inspection report.
