Renovation of a multi-residential development in Sacramento, California. Completed plans call for the renovation of a multi-residential development.
SHARP Development, LP (SHARP) on behalf of the owner, is seeking a General Contractor (GC) to provide Construction services for the rehabilitation of high-rise property located at 600 I Street, Sacramento, CA. Applicants with relevant experience and the qualifications required to implement the scope of work as described in this RFP are encouraged to respond. The selected Contractor will work with the owner's Project Team and the expectation is that a Construction Contract will be negotiated with the selected Contractor. The Applicant must be skilled in performing Construction activities in accordance with Tax Credit regulations. In addition, the Applicant must be familiar with the local labor and subcontracting environment and be experienced in implementing Section 3 requirements and local business inclusion. Construction costs for this project are anticipated to be in the $13 million to $14 million range, which will include physical improvements to the buildings and various site improvements. This budget shall include all general conditions, overhead and profit, insurance, contingency, etc. This project will utilize 4% Tax Credits, and will be subject to regulations governing that funding source. Self-performing is permitted under this solicitation. Contractor may elect to self-perform those portions of the work not described as follows: The following trades must be performed by a contractor/subcontractor who holds the specialty license: Asbestos Abatement (C-22); Electrical (C-10); Warm-Air Heating, Ventilation and A/C (C-20), Elevator (C-11); Doors, Gates and Activating Devices (C-61/D-28); Suspended Ceilings (C-61/D-50); Roofing (C-39); Low Voltage System (C-7); Fire Protection (C-16); Plumbing (C-36); Pool and Spa Maintenance (C-61/D-35); Scaffolding (C-61/D-39); Construction Zone Traffic Control (C-31); Lathing and Plastering (C-35); Ceramic and Mosaic Tile( C-54); Glazing (C-17). Fire Alarm subcontractor must have minimum three years successful experience installing Gamewell fire alarm system and must be a certified Gamewell installer. Surveillance subcontractor must be a certified Digital Watchdog (DW) installer and must have three years of experience installing DW products. Exterior Building Maintenance contractor shall hold required OSHA and industry standard certifications.
