Demolition, site work, renovation and addition to a mixed-use development in Bellevue, Nebraska. Completed plans call for the addition of a theater / auditorium; for the demolition of a theater / auditorium; for site work for a theater / auditorium; and for the renovation of a educational facility.

As of March 15, 2024 project was awarded to Scheele-Kayton Construction, but awarded amount is not available. The Architect, Engineer and representatives of the Bellevue School District will be in attendance to provide assistance in answering questions on the project. Potential bidding contractors may also visit the building during regular building summer hours (8:00 AM-3:30 PM) to review the building conditions in further detail. However, additional site visits will need to be scheduled in coordination with the designated building maintenance personnel located at the building. Should visits be desired, potential bidders may contact the Architect for arrangements. Due to COVID and C DC considerations, all visitors to Bellevue School District buildings may be required or encouraged to wear face protection/masks when in the building. Individuals visiting the buildings are also recommended to maintain social distancing recommendations as spelled out in the Directive Health Measures issued by the State of Nebraska. Each Proposal shall be made on a form furnished by the Architect and included within the project manual, and must be accompanied by a Bid Bond or a Certified Check in the amount of five percent (b%) of the Base Bid price, made payable to the Bellevue Public School District, which shall be considered as liquidated damages, and shall be forfeited to the Bellevue Public School District if said Proposal or Bid is accepted, and the Bidder fails to execute the contract and file the required bond as provided in the specifications. Bid Bond must be executed by a duly licensed corporate surety. Checks accompanying Proposals not accepted shall be returned to the Bidders. No Bidder may withdraw his Proposal for a period of thirty (30) days after date set for opening bids. Plans will also be made available through local plan rooms and with online plan services The work herein provided for shall be done under written contract with the responsible bidder submitting the most responsive acceptable Bid in accordance with the requirements of the Plans and Specifications. Items taken into consideration for analysis of bids are total cost, completion time, capabilities of bidding contractors, and past project performance on similar types of projects. The Bellevue Public School District reserves the right to waive informalities, and to reject any, or all bids. The Contract Documents may be examined at the following locations: Standard Digital Printing 4424 S. 108th Street Omaha, NE 68137 Phone: (402) 592-1292 Work under this contract includes all material, labor, tools, expendable equipment, utility and transportation services, and all incidental items necessary to perform and complete, in a workmanlike manner, the Work required for this contract. B. General Scope of Work in This Project: The scope of the work included in this project generally consists of the following: 1. Construction of a new Auditorium and Performing Arts wing addition to Bellevue West High School in Bellevue, Nebraska. The scope of the work included in the building addition is indicated in the associated project plans. 2. In addition to the planned building addition work, the Project will include other additional building renovation and HVAC upgrade work that will be included in the building package as Alternates to the Base Bid. The scope of the Alternates is described elsewhere in this Project Manual. B. Schedule of the Work: With consideration of the project fitting into budget parameters, it is anticipated that the project bids will be presented to the Bellevue School Board for consideration at their August 2nd, 2021 Board meeting. Depending upon approval from the Board, Contracts will be awarded immediately after any Board approval, which would constitute the Notice to Proceed. 1. While the Owner would like to have work completed on the project as quickly as possible, it is understood that with material availability and delivery issues that the actual timeline of the project may be extended out. The Bid Form does indicate a number of days that is anticipated for completion of the Project and if there are anticipated issues of completion due to potential delivery issues, it is desired that the anticipated time in delays be included in that time frame. C. Summer School: For work in the project that will be scheduled during summer months, the school will continue to provide summer school in the building for students. With work on the project scattered in a number of areas of the building, coordination will need to be completed between the Contractor and school Administrative Staff to coordinate what areas of the building work will be completed as to allow the building staff to relocate summer school classes to other areas of the building. Coordination of this work will occur at a later date once a Contractor has been selected. D. The location of the planned addition will greatly affect the main entrance to the existing building and the main administrative office area of the building. The selected Contractor will need to work closely with the designated school and District administrative staff to keep building functions ongoing while construction operations continue. The school administration is currently working through contingency planning for student/parent access to the building through other areas of the building but may require some coordination assistance with the Contractor as the work progresses. E. Due to some ongoing circumstances with material availability and delivery schedules, the selected Contractor shall pull together an anticipated schedule of material availability in order to work backwards for an actual start of the significant portions of the work on the Project. Due to building accessibility issues, the school does not want to have a significant portion of the work start that would shut down the main access and then have to wait for an extended period of time in order for materials to arrive on site
