Site work, paving and outdoor lighting for a mixed-use development in Cedar Falls, Iowa. Completed plans call for site work for a road / highway; for paving for a road / highway; sidewalk / parking lot; sidewalk / parking lot; water / sewer project; and for outdoor lighting for a sidewalk / parking lot.

The roadway improvements include reconstruction of W 23rd Street from Hudson Road through Campus Street and the addition of an 8' wide median between Hudson Road and the UNI Student Health Parking Lot. The new pavement will be 8" thick Portland cement concrete and 8" colored Portland Cement concrete at all crosswalks with a 12" granular subbase. The product will also include 6" diameter subdrains, storm sewer intakes, storm sewer manholes and painted pavement markings. Additional corridor improvements include, reconstructing sidewalks, new landscaping features, new street and pedestrian lights, new signage and monument features, and a retaining wall on the north side of W 23rd Street between Indiana Street and Campbell Hall. The Student Health Parking Lot will be reconstructed and reconfigured and the crosswalk and pedestrian route will be reconstructed to improve access to the Campbell Hall Parking Lot. Only questions answered by Addenda will be binding. Oral and other interpretations or clarifications will be without legal effect. The work under the proposed contract shall commence within ten (10) calendar days after the date set forth in the written Notice to Proceed and shall be performed regularly and diligently throughout the duration of the project. Contractor shall reach substantial completion no later than May 29th, 2026 shall fully complete close-out of the project no later than June 26th, 2026. The successful Bidder shall furnish to the City a performance bond in an amount equal to one hundred percent (100%) of the contract price, guaranteeing faithful performance of the contract and guaranteeing the completed project against defective workmanship and materials for a period of two (2) years from and after completion and acceptance by the City. The successful Bidder shall also provide a payment bond in an amount equal to one hundred percent (100%) of the contract price guaranteeing payment of all persons supplying labor and materials, or both, in the execution of the work provided for in the contract. The bid security must be in an amount of not less than ten percent (10%) of the total bid. If any prospective bidder is in doubt as to the true meaning of any parts of the contract documents, the bidder may request an interpretation from the Engineer, in writing, either through mail, fax or email.
