J. H. Findorff & Son Inc., on behalf of the owner the Madison Metropolitan School District (MMSD), is soliciting this request for proposal (RFP) from qualified Fire Protection, Plumbing, HVAC and Electrical subcontractors. This RFP is for negotiated construction on a time and materials basis with a guaranteed maximum price (GMP) contract. The 2020 Referendum Project scope includes work on six school buildings within the school district - East High School, West High School, LaFollette High School, Memorial High School, Capital High School ( Currently Hoyt School) and Southside Elementary School (Currently Badger Rock Middle School). An RFP is being issued at this time for East, West and Capital High Schools. A Subsequent RFP will be issued for Memorial & LaFollette High Schools and Southside Elementary School. Contractors may elect to propose on one or multiple schools in this RFP and it is anticipated that multiple contractors may be awarded schools for each scope of work based on the size of the project. EUA Architects and Salas O'Brien (formerly MEP Associates) are the design professionals that have been hired by the MMSD. Schematic Design Documents and Preliminary Project Descriptions are included for each school. In response to this RFP, responding contractors are being asked to review and identify a budget proposal in accordance with the Schematic Design, Preliminary Project Description and Clarifications. The successful contractor will be expected to review and provide input on the identified systems throughout the remainder of the design process with the goal of establishing a Guaranteed Maximum Price contract in accordance with proposal provided and system selection as determined by the Owner.
