Anticipated Construction Commencement Mid-April 2027 Anticipated Completion Mid-October 2027 Collaboration and Transparency The CM/GC shall perform all services in a collaborative, transparent, and proactive manner throughout design and construction. The selected Candidate should anticipate participation in Town Council meetings, Owner-Architect-Contractor (OAC) meetings, project stakeholder meetings, and community meetings, some of which may occur outside normal business hours. The CM/GC shall utilize an open-book approach to cost estimating and GMP development. All subcontractor bids, scope reviews, bid tabulations, assumptions, contingencies, allowances, and proposed value engineering items shall be made available to the Owner for review and discussion. Preconstruction Services Upon selection, the Candidate shall immediately commence preconstruction services. Preconstruction services shall include, at a minimum: Preparation of milestone cost estimates throughout design. Development of an Initial GMP and Final GMP consistent with the permitting and construction sequencing approach. Real-time pricing support as design decisions are made.
