Site work and new construction of a mixed-use development in Avondale, Arizona. Working plans call for the construction of a 15,000-square-foot fire / police facility; for site work for a fire / police facility; and 19,000-square-foot fire / police facility.
The City of Avondale has contracted with Design Consultants to design and to perform construction administration for the Avondale Police Detention Center and Fire Station. The City has determined that the Construction Manager at Risk (CMAR) alternative delivery method would be the best method in selecting a Construction Manager. The Construction Manager will provide the services in a two-phase approach, preconstruction and construction, as listed below. The Construction Manager may prepare more than one Guaranteed Maximum Price ("GMP") proposal for services to ensure the project is within budget and on schedule. The Construction Manager will provide the Services described in Construction Manager at Risk Agreement. The Avondale Police Detention Center and Fire Station will be located at the northeast corner of 10th Street and Western Avenue. The project will consist of a new, approximately 15,000 SF, police facility combined with an approximately 19,000 SF fire station The anticipated date for “Notice of Short List” has been revised to “October 26, 2021” Final Date for Inquiries: September 27, 2021 Notice of Short List: September 30, 2021 Anticipated Date for Interviews: November 3, 2021 Notice of Intent to Award: November 3, 2021 Anticipated Award Date: December 1, 2021 Estimated Design Start: October 1, 2021 or sooner The City reserves the right to review any and all of the insurance policies and/or endorsements cited in this Agreement but has no obligation to do so Cost of premiums for normal and customary Construction Manager's Subcontractor default insurance at the rate of 1.25% of the cost of subcontracts and Subcontractor's liability, workman's compensation and builders risk insurance as required pursuant to Article 10 below, which shall be identified as separate line items within the applicable GMP. If the Construction Manager intends to utilize Subcontractor Liability Wrap-up Coverage (Z-25), it will be reimbursed at the rate of 1.5% of the Subcontract amount, and credited from the Subcontractor bids. Commercial General Liability Insurance shall be reimbursed at the rate of 1.1% of the applicable GMP amount; Builders Risk Insurance shall be reimbursed at the rate of 0.47% of the applicable GMP amount; Performance and Payment Bonds shall be reimbursed at 0.76% of the applicable GMP amount. All amounts shall be identified as separate line items within the applicable GMP. (highlighted percentages are examples and may be negotiated) Shortlist Confirmed.
