Interior demolition and renovation of a portion of the former conference center on the Western lowa Tech - Cherokee campus to expand their Nursing Department. Contract Scope: demolition and renovation. Contract Terms: Lump sum (fixed price, stipulated sum). Notice to Proceed: Within 30 days after due date. Bids May Not Be Withdrawn Until: 30 days after due date. Required Substantial Completion Date: Not later than June 15, 2022. Completion date is critical due to requirements of Owner's operations. The Owner reserves the right to change the schedule or terminate the entire procurement process at any time. Bids shall be accompanied by a security deposit as follows: Bid Bond of a sum no less than 10 percent of the Bid Amount on AIA A310 Bid Bond Form. Cerified check or cashiers check in the amount equal to 10% of the Bid Amount. Bid Security must be filed in a separate envelope. Contractor and Owner recognize that time is of the essence as stated above and that the Owner will suffer financial and other losses if the Work is not completed and Milestones not achieved with the times specified in Paragraph 1.04 above, plus any extensions therof allowed in accordance with the Contract. The parties also recognize the delays, expense, and difficulties involved in proving in a legal or arbitration proceeding the actual loss suffered by Owner if the Work is not completed on time. Accordingly, instead of requiring any such proof, Owner and Contractor agree that as liquidated dames for delay (but not as a penalty), Contractor shall pay Owner $500.00 for each day that expires after the time specified in Paragraph 1.04 above for Substantial Completion until the Work is substantially complete. After Substantial Completion, if Contractor shall neglect, refuse, or fail to complete the remaining Work within the Contract Time or any proper extension thereof granted by Owner, Contractor shall pay Owner $500.00 for each day that expires after the time specified in Paragraph 1.04 above for completion and readiness for final payment until the Work is completed and ready for final payment.
