Demolition, site work, paving and renovation of a mixed-use development in Cedar Falls, Iowa. Completed plans call for the renovation of a educational facility; for paving for a sidewalk / parking lot; for site work for a sidewalk / parking lot; and for the demolition of a educational facility.

Original building central section roof replacement. This work includes demolition of the existing roof assembly and deteriorated structure for flat and sloped roof sections. Installation of new framing members. Installation of new lightweight sloped roofing assembly and EPDM flat roof. Installation of fall protection davits. Capstone repair/replacement. Gutter and downspout replacement. Reconstruction of the third floor ceiling, fire sprinklers and electrical removed during new roof construction. Replacement of original building end cap roofs. Masonry/exterior facade repair work on original building to complete facade waterproofing. This work includes new EPDM roof, brick tuck pointing, limestone tuck pointing, window seal repair work Remainder of exterior/interior work and grading of original building. This work includes limestone cleaning, limestone stoop repair/replacement, sidewalk work, water mitigation work, water weep work, east side interior repair work below windows, third floor center atrium, east side second floor at south tower, east elevation third floor stair The University of Northern Iowa is currently in the design phase of a project titled Innovative Teaching and Technology Center-Roof Replacement & Exterior Repairs and has been authorized by the Board of Regents, State of Iowa to proceed with procurement of construction manager services where the construction manager is at risk. The University intends to retain a construction management firm to join the project team during the design phase and to continue through the construction, occupancy, closeout and warranty phases of the project. The University is requesting submittals from firms who can demonstrate they have resources, experience and qualifications to provide construction management services for the project. The Innovative Teaching and Technology Center-Roof Replacement & Exterior Repairs will address 3 areas of repairs/replacement needed for the ITTC. The team of Shive-Hattery Architecture & Engineering has been selected as the design professional for this project and will participate in the selection of the construction manager. The successful construction management firm will be expected to work in a highly collaborative manner with the Owner and the Design Professional's collaborative design team. The total project budget is $4,900,000. The estimated construction budget is $3,800,000. The anticipated project schedule (all dates are subject to change as the project is developed): Completion of Schematic Design - September 2021 Completion of Design Development - October 2021 Completion of Construction Documents - December 2021 Begin Construction - May 2022 Substantial Completion - December 2022 for items 1.4.1 & 1.4.2 above. August 2023 for items 1.4.3 above. Addenda Prior to RFQ due date: The right is reserved, as the interest of the Owner may require, to revise or amend, the solicitation or project/performance documents prior as necessary. Such changes, if any, will be announced by an addendum to this solicitation. All addenda will be issued so as to be received at least forty-eight (48) hours prior to the time set for the RFQ due date. All addenda so issued shall become part of the RFQ documents and shall be acknowledged on their SoQ the number of addendums they acknowledge receipt of.
