Renovation of a municipal facility in Lancaster, Ohio. Completed plans call for the renovation of a municipal facility.

The City of Lancaster ("Owner") is requesting Statements of Qualifications from interested firms to provide Construction Manager at Risk ("CMR") services for the City Hall Renovations and Repairs Project. Accepted Statements of Qualifications will be opened and reviewed by the Owner's Project Selection Team, which will then select at a minimum of three firms determined the most qualified to provide the required services, and to whom the Owner will then issue Request for Proposals ("RFP"). Owner's Selection Team will then review RFPs to select the CMR firm to perform the work. The decisions of the Selection Committee is final and not subject to review. The criteria for determining the most qualified CMR firms to be the short-list for RPP's is stated in the REQUEST FOR QUALIFICATIONS ("RFQ"). REQUESTS FOR QUALIFICATIONS may be obtained from Lancaster Service Safety Director's Office, City Hall, Room 102, 104 East Main Street, Lancaster, Ohio 43130 or [insert name, address, and phone number of entity distributing the drawings]. Each firm submitting a Statement of Qualifications must register with the Owner to receive any issued updates. Failure to register may deem that firm's Statement of Qualifications non-responsive. Statements of Qualifications shall comply with standards set forth in the Request for Qualifications. Owner has had studies performed, and recently reviewed those studies, on the building's condition and on the various building systems in City Hall that indicate what renovations/repairs/upgrades are needed to allow the building to function as the City's hub of operations for years to come. More details on the anticipated work are set out in the RFQ. The selected CMR shall assist the Owner in all aspects of the renovations/repairs/upgrades within the Project budget, and will include reviewing and confirming the previous studies, pricing the needed work, creating a work schedule, developing plans and specifications for the proposed work, procuring contractors to perform the work, overseeing and managing the work, and assisting the Owner in other project management duties. Each firm must ensure that all employees and applicants for employment are not discriminated against because of race, color, religion, sex, or national origin. Owner reserves the right to reject any or all Statements of Qualifications. Direct questions about the Project to Paul D. Lancaster City Hall opened in 1898 and has served as the hub for City operations since then. One major renovation was performed in 1957, with other modifications, such as energy conservation measures, have been completed at other times in the building's history. The building is sited on the southeast quadrant of the town square as laid out on the Original Town Plat. The town square is public ground, with the other three quadrants comprising a city park. This park is the focal point for many of Lancaster's social and cultural activities, such as the annual Lancaster Festival and the summer Friday Night Bandstand concerts, as well as car shows and charitable events. Lancaster City Hall lies within the Lancaster Historic District, and exterior renovations must comply the Lancaster Historic Commission's (LHC) guidelines.
