Renovation of an educational facility in Salt Lake City, Utah. Completed plans call for the renovation of a educational facility.
The owner has determined a prequalified list of construction managers. The University of Utah, U Facilities, is requesting proposals for the construction of the following project: Scope Summary: The University is seeking a CM/GC firm to provide Preconstruction Services and Construction for the HEDCO Renovation and Upgrade. Based on performance on this first project, the University of Utah, in its sole discretion, may choose to continue contracting with the selected CM/GC for future projects in the HEDCO Building for which a CM/GC contract is awarded prior to October 1, 2026. Q & A deadline: Sep 16, 2021 6:00:00 PM EDT A Bid Bond in the amount of five percent (5%) of the FLCC, made payable to the University of Utah shall accompany the cost proposal. Effective September 10, 2018, the University has retired the previous state-mandated Surety Bond Forms and is now requiring the use of the AIA Bid Bond Form A310-2010 and Performance and Payment Bond Form A312-2010. Upon Award of the Notice of Intent to the selected bidder (a letter to the Contractor issued by U Facilities) and the official Contract (Contractor's Agreement), the undersigned agrees to return the original signed Contract, and deliver acceptable Performance and Payment Bonds in the prescribed form in the amount of 100% of the Contract Sum for the faithful performance of the Contract, and deliver an acceptable Certificate of Insurance, all within ten (10) calendar days of the date on the Notice of Intent, unless a shorter time is specified in the Contract Documents. The University of Utah reserves the right to reject any or all proposals or to waive any formality or technicality in any proposal in the interest of the University. Approximate remodel areas: Level 1: 6,075 sf, Level 2: 550 sf Approximate added Square footage on level 2 in the high bay area: 2,800 sf Site modifications: +/- 2,600 sf. New and remodeled labs: Concrete, Asphalt, Hydraulics, Cyber Infrastructure, Maker's Lab as well as research spaces, storage and remodeled restrooms. A new passenger elevator is added along with a new formal stair and an industrial stair on the west side of the building. Labs include complex coordination with new lab millwork, existing equipment, a plethora of fume hoods, dust collectors and exhaust canopies. Drainage is of utmost importance and several trench drains with catch basins are placed in the lower labs. New floor slabs will be poured where existing slopes are too steep (existing labs 110 and 130). All CMU walls are furred out or removed. Finishes are industrial: ground, sealed concrete in most locations, a wainscot of hot rolled steel in corridors and selected areas, exposed existing structure will be painted. Exterior facade: New storefront including new entries are provided, sections of brick and existing doors are removed to accommodate the new design. New storefront will match existing in color and proportions. Copper sills will be kept. Site: new accessible entries into the building will require regrading and new concrete on the south side. A new stair on the south east side is added, ADA stalls, a curb cut and an enclosure for aggregates and disposed concrete trash are part of the scope. Seismic and structure for new floor: structural scope includes micro piles, shotcrete walls and new steel columns, beams and concrete slab. Important factors; the building has Historical Significance, review of work with Charles Shepherd is required for exterior elements.
