Demolition and site work for a mixed-use development in Lebanon, Virginia. Completed plans call for the demolition of a hospitality development; for site work for a hospitality development; restaurant; restaurant; pre-engineered storage facility; and pre-engineered storage facility.
Sealed proposals for demolition of the existing Carriage House Motel, Happy China & Hibachi Restaurant, and nearby storage buildings located in Lebanon, Virginia will be received by Keith L. Viers, Executive Director, Southwest Regional Housing Development Corporation, 35 Fox Meadow Drive, Lebanon, VA 24266. Opening of the Proposals will be conducted publicly immediately following the proposal receipt deadline. Any proposal received after the stated submittal deadline will not be accepted. The Project involves comprehensive demolition operations necessary for complete building removal and includes partial recycling of metal construction elements (steel columns, beams, and joists; copper and/or aluminum HVAC unit coils; etc.), legal disposal of debris offsite, and restoration and stabilization of the site after demolition is complete. The Work will be performed by a qualified General Contractor licensed in the Commonwealth of Virginia in compliance with performance criteria defined by the full Request for Proposals document. A walking tour of the project site will be conducted immediately after the Pre-Proposal Meeting. All questions shall be submitted by email to: The Lane Group, Inc., Attn: Douglas Williams, AIA, (email address: dwilliams@thelanegroupinc.com) using the provided Pre-proposal Question Form no later than 5:00 PM on September 29, 2021. The Pre-proposal Question Form is included as Attachment "G" to the full Request for Proposals document. Minutes of the Pre-Proposal Meeting and written responses to all properly submitted questions will be distributed to all proposal Offerors having registered attendance to the mandatory Pre-proposal Meeting no later than one week prior to the proposal submittal deadline. Only the instructions that are expressly provided in writing, which include the full Request for Proposal document with Attachments and Amendments formally issued prior to the submittal deadline, shall be considered as basis for the Offeror's proposal. The Owner reserves the right to reject any or all proposals or to waive any informality in the proposals submitted when such waiver is in the best interest of the Owner. No proposal shall be withdrawn for a period of sixty (60) days subsequent to the date of opening of Proposals. Southwest Regional Housing Development Corporation Keith L. Viers, Executive Director (Owner) The Offeror understands that time is of the essence and agrees that the time for Substantial Completion of the entire project shall be Ninety (90) consecutive calendar days from the date of commencement of the Work as specified in the Notice to Proceed, and Final Completion shall be achieved within 30 consecutive calendar days after the date of Substantial Completion.
