The work consists of the construction for the addition to and renovation of the existing Sun City EMS/Fire Facility located at 25 William Pope Drive, Bluffton SC The Work will be divided into two phases: Phase I will be the addition of a 2534 sq ft East Wing, housing eight dorm rooms, bathroom facilities, gear room, laundry, exercise room, office, server room, janitor closet, and storage. Phase II will be the renovation of the existing West Wing (1910 sq ft) eliminating the current bunk rooms and increasing community room, kitchen and storage areas. During the work the facility will remain operational, providing first response services to the local area. During Phase I, the existing West Wing will continue normal operations and the Work will be primarily confined to the new construction on the east side of the facility. Once the new East Wing is complete and receives Certification of Occupancy, occupants will move from the current offices and bunk rooms to the new facility and Phase II, the renovation of the existing West Wing, may begin. Permitting applications and encroachment fees are not included in the Scope of Work. Beaufort County reserves the right to reject all proposals and to waive minor informalities and irregularities. The successful bidder shall secure and pay for necessary approvals, permits, assessments, and changes required for the construction and installation of this project as required by local, state, and federal regulations. County permits shall be required as applicable, but the fee shall be waived. This waiver shall apply to the Beaufort County permit fee only and not to any "City or Town" permit fee and/or licenses, when applicable. The Beaufort County Council reserves the right to reject all Bids and waive any formalities. Any claims for cost incurred by any bidders in preparation of any part of, or total package for this project will not be handled for reimbursement by Beaufort County or their representatives. The deadline for questions to be answered by the Owner, Architect and Engineer will be Monday, October 04, 2021. The final addendum will be issued on Wednesday October 06, 2021
