New construction of a mixed-use development in Galax, Virginia. Conceptual plans call for the construction of a recreation facility; hospitality development; multi-residential development; restaurant; and retail development.

The Galax Development Corporation is seeking Statements of Qualifications from an experienced master developer, a single developer, development teams, and/or component developers interested in partnering with the Vaughan Restoration Group LLC and the City of Galax, VA for the purpose of redeveloping the vacant Vaughan Furniture Factory Complex for new mixed uses including a hotel, apartments, retail, restaurant, and indoor recreation. The complex is a 408,000 square foot former furniture factory comprised of 11 contiguous building components with the original portions built in 1923 and 1938 with additions through 1995. The complex has been approved for the State and National Registers of Historic Places and is eligible for Historic Tax Credits. The complex is in an Enterprise Zone, an Opportunity Zone, and a New Markets Tax Credit Eligible Census Tract. The project is eligible for a number of grants through the Commonwealth of Virginia including Virginia Tobacco Commission funding, a State Enterprise Zone Real Property Investment Grant, and an Industrial Revitalization Fund grant/loan. Galax has a number of local economic development incentives applicable to the project, notably 100% real estate tax abatements associated with improvements to the complex. The building has clean Phase I and Phase II Environmental Assessments The method of contractor selection has not been determined at this time.
