Renovation of a multi-residential development in Albertville, Alabama. Completed plans call for the renovation of a multi-residential development.
Plans and specifications are for viewing purposes only. Official sets must be obtained from McKee and Associates. The project shall consist of the interior renovation of the units located at Westside Court Apartments. The design includes the renovation of the 2-bedroom type units and 4-bedroom type units. The owner intends to award a contract to use as much of the available funds as possible, to renovate as many units as possible. Available funds are estimated at around $500K for the first contract. As additional funds become available the Housing Authority may contract with the awarded GC based on the renovation cost per unit established in the bid proposal, if allowed by HUD; OR the Authority may choose to conduct another bid opening for additional work. However, The Housing authority intends to continue using future available funds to eventually complete renovation of Westside Court. A certified check or Bid Bond payable to the Housing Authority in an amount not less than five percent (5%) of the amount of the bid, must accompany the bidder's proposal. Performance and statutory labor and material payment bonds will be required at the signing of the Contract and the costs of the bonds shall be included in the Contractors Proposal. The architect will be available for questions on this day. Note that the drawings require the renovation site be reviewed prior to placing a bid. This opportunity will be provided on this day or will otherwise have to be scheduled with the Housing Authority. The contract shall be awarded to the lowest responsible bidder in accordance with the rules, regulations and polices of the Housing Authority, and the U.S. Department of Housing and Urban Development and State of Alabama Bid Laws. Only Contractors who are properly licensed in accordance with criteria established by the State Licensing Board for General Contractors under Provision of Title 34, Chapter 8, Code of Alabama, 1975, as amended, will be considered for bidding the work. All bidders shall show such evidence by clearly displaying current license number on the outside of the sealed envelope in which the proposal is delivered. And a Copy of the Bidders License must be included with their bid. Licensing required by local municipalities shall be obtained prior to the execution of the construction contract. Bids must be submitted on proposal forms furnished by the Architect within the project manual or on a copy thereof. No bid may be withdrawn after scheduled closing for receipt of bids for a period of thirty (60) days. The liquidated damages for any work remaining uncompleted after the construction time limit, except for those situations provided for in the Contract Documents, shall be three hundred dollars ($300.00) per day OR actual damages calculated by the Housing Authority, whichever is less, for the entire period that the work remains uncompleted. The General Contractor will also be responsible for additional oversight compensation of the Architect, due to incompletion of all work within the construction time limit The Owner reserves the right to reject any or all bids and to waive informalities. Bidders shall include with their proposal the Non-Collusive Affidavit and Previous Partition Certificate on the correct HUD Forms and signed by the bidder. The Housing Authority reserves the right to withhold payment from pay applications to cover the amount potential liquidated damages and additional A/E oversight costs.
