The charter school plans a gut rehabilitation of a two-story industrial office, which is attached to a warehouse. It's the former site of private university Brown Mackie. The warehouse will be upgraded and outfitted to house classrooms, a gym and kitchen. IDEA is a tuition-free, open-enrollment charter school with locations in Texas, Louisiana and Florida. The Woodlawn location will have two co-located schools for grades K-12, with kindergarten, first, second and sixth grades opening in year one, 2022-23. By the 2028-29 academic year, the school will have a full K-12 campus. _________________________________________________________ IPS Enterprises invites qualified firms to submit CM At-Risk proposals for construction services of a new IDEA school in Cincinnati, Ohio. The Project consists of a phased renovation of an existing 116,727SF office building formerly housing Brown Mackie College located at 1011 Glendale Milford Rd, Cincinnati, OH, 45215. The building is on a 7.26AC property. The Project will be constructed in two phases of which the first phase involves the interior renovation of approximately 46,000SF of existing office space, parking overlay and striping, parking lighting upgrades, signage and miscellaneous site work. The second phase is the renovation of the adjacent warehouse space to include the balance of classrooms, specialty spaces, kitchen, gymnasium, and other support spaces. The estimated cost of construction $15,000,000. IPS Enterprises reserves the right to reject any and/or all bids, to waive technicalities, to re-advertise or to proceed in the best interest of the school. The Owner, without invalidating the Contract and without approval of the surety, may order changes in the Work within the general scope of the Contract consisting of additions, deletions or other revisions. The GC may recommend and propose changes in the Work to be considered by the Owner. The Contract Sum and the Contract Time will only be adjusted in accordance by Change Orders processed and approved by the Owner. The GC shall submit a written notice of a Change in the Work to the Owner if, in the GC's opinion, any instruction (written or oral), request, drawing, specification, action, condition, omission, default or other circumstance occurs that the GC considers constitutes a Compensable Change or Compensable Delay or other matter that the GC believes may involve or require an adjustment (additive or deductive) of the GMP. Such notice shall be provided prior to commencement of performance of the Work affected and no later than seven (7) Days after the discovery date of such circumstances. The Owner may, in writing, issue a notice to proceed for any changed Work for which final adjustment in the Contract Sum and/or the Contract Time has not been finalized. It is recognized that time is often of the essence in the execution of changed Work. Accordingly, the Owner may issue written notices to proceed with the changed Work before the Change Order is processed. The GC will promptly and diligently comply with these notices to proceed with changed Work. Pending final determination of the total cost of a written notice to proceed, amounts not in dispute for such changes in the Work may be included in Applications for Payment accompanied by a Change Order indicating the parties' agreement with part or all of such costs. A Pre-Bid Conference is a required meeting coordinated by the GC with the Owner and the A/E to inform bidders of the Project requirements.
