Renovation of an educational facility in College Station, Texas. Completed plans call for the renovation of a 38,755-square-foot educational facility.

The Texas A&M University System Office of Facilities Planning & Construction (FP&C) on behalf of the Board of Regents of The Texas A&M University System (Owner) and Texas A&M University, is accepting proposals for the selection process to enter into a contract with a Construction Manager at Risk (CMAR) firm to provide pre-construction services such as constructability guidance, cost estimates, and construction schedules; provide a Guaranteed Maximum Price (GMP); and perform complete construction services consistent with the CMAR construction delivery process as utilized by The Texas A&M University System for the Doherty Building Renovation project (#02-3347) located in College Station, Texas. The Doherty building is a general purpose academic building with 38,755 gross square feet on the Texas A&M University main campus. The building provides offices and laboratory space predominantly for the Mechanical Engineering and Materials Science and Engineering Departments. The project will replace the building's HVAC, electrical, plumbing, and life safety systems. The project will also replace exterior windows, doors and the brick masonry will be repaired and cleaned. The renovation will also provide for increased energy efficiency and include ADA accessibility upgrades. The Planning Amount for this project is $20,000,000. The Planning Amount includes an Amount Available for Construction Contract (AACC) of $15,000,000. The Doherty building is a general purpose academic building with 38,755 gross square feet on the Texas A&M University main campus. The Doherty building is in poor operational and aesthetic condition and a whole building renovation is needed to extend the life of the building and provide for a safe teaching and research environment. Most importantly, the building HVAC system is not compliant per current building codes and laboratory standards. Laboratories also require modernization to include life safety upgrades. The project will replace the building's HVAC, electrical, plumbing, and life safety systems. The project will also replace exterior windows, doors and the brick masonry will be repaired and cleaned. The renovation will also provide for increased energy efficiency and include ADA accessibility upgrades.
