2021-9.30.2021-008 QUESTIONS & CLARIFICATION REQUESTS DUE November 5, 2021, 4:00 p.m. Roof replacement, siding replacement, stair set replacement, doors/windows/interior common area painting General Requirements - Bid Deposit Required - Insurance Required - Samples Required - Local Service Required - Contractors License Required - Warranty Information Required - Installation Required - Safety Standards Plan Bonding Requirements - Bid Bond 5 % - Performance Bond 100 % Job Location 11203 W 58th Ave Arvada, CO 80002 Question Acceptance Deadline 10/26/2021 06:00 PM EDT Questions are submitted online Yes The Foothills Regional Housing ("FRH") seeks a General Contractor (GC) to provide Construction Services to replace several major components of the exterior of this two-building set, as well as replacement of some interior finish work, and components of the heating system circulation and distribution pump systems. The Project has 2 buildings with a total of 55 units, each with garden level, second and third floor apartments. (Exhibit A). The balconies have recently been replaced completely. FRH desires to have the roofs, mansards, stair sets between the two buildings, siding, circulation/distribution water pumps, lighting fixtures, and doors/windows replaced. The project includes fireplaces in 18 units on the third floors that will be closed and vacated, installing electric inserts in their place. There will be wall and ceiling finish work in common areas of the buildings as well. - Roof - completely replace the flat roof with TPO liner o Dimensions are approximately 15, 270 SF/two buildings with the connected roof between them o Move and redirect 3 collector box locations and pipe that run through mansard side building to provide a direct drop from collector box and away from windows o Replace downspouts on north side of building 12203 with open face downspouts o Remove gutters to provide direct drop for downspouts where they exist o (revisit the downspouts/open face and dimensions for count and sizing 3x4 and 2x4) - Mansards - replace all shingled mansards with metal, galvanized steel, an example of a recently deployed product used by FRH is Berridge Manufacturing at another site o Approximately 7200 SF o Code permittable, cover existing shingles with the new metal o FRH has recently used a Berridge product at a different site for same - Exterior Siding replacement - replace existing vinyl with Hardie Siding or equivalent for all exterior walls that do not have brick facades o Approximately 11, 250 SF o Work to include soffit, trim kits/windows, fascia, soffit under stair area between buildings o At the interior of the top of stairs enclosure, replace with board and batten, 4 x 8 w/trim - Exterior Stair Replacement - west side of building 12203 W 58 th Ave, adjoined with a roof cover between the buildings o Reuse of first two (new) stringers and complete replacement of all other existing runners, landings, post and rail systems o Engineer specs with CD is in process to accompany this project component - Exterior Doors (aluminum, steel & fiberglass), and a screen door replacement o We need quantity, locations, descriptions o Aluminum-Framed Residential Fully Glazed Slider, quantity 43 (all units with sliders) o Storefront doors at common area entries o Steel Insulated, quantity 55 entry doors, 1 for each unit o Screen Door, plain-anodized aluminum, quantity 12 - not needed if replacing sliding doors - Exterior Windows o Aluminum, quantity 1 @ 12 SF double-paned o Vinyl Clad, quantity 16 @ 24 SF double-paned- ends of common area hallways o Top of outside stairs, replace odd-shaped glass with new security window glass - Interior Common Areas - Walls throughout o Description, location(s) and measurements needed o Finish, any surface, prep & paint, quantity 7600 SF - Interior Common Areas - Ceilings throughout o Description, location(s) and measurements needed o Finish, any surface, prep & paint, quantity 7600 SF - Seal Crawl space doors in common hallways - Laundry room - repair and finish drywall o Repair vents in Laundry room - Replace Fence and 1 Gate for the dog park area o Install landscape borders and edging around dog park - Replace 2 domestic circulation pumps and 2 distribution pumps - Replace lighting fixtures throughout common areas with compact fluorescent fixtures o Need description, lighting sizes and locations & quantities - Install 760 lf. of new wooden fence to replace existing o West side of parking lot - Close/seal fireplace systems for 18 units on third floors o Install Electric inserts in existing fireplace o Offer example of what is desired, will need to measure existing fireplace for fitting - Replace concrete walk along northeast of building 12203 o Integrate downspouts from roof to drain placement under walkway to exit east into grounds o Heat tape may be a considered installment with new tubing - Stoop repair o 12205 entry concrete repair on corners o 12205 entry - replace/ repair rail systems, replace feet on vertical posts - Install Playground in central common area - FRH will select vendor for playground equipment - GC to install bollards, 1 per parking space along west of playground - Replace split rail with 3' wrought iron between bollards and playground area - Landscape Beds around buildings o Replace with like (TBD) edging stone (need linear square feet and desired height) o Fill all open / non-plant space with weed barrier & river rock - Replace trash enclosures with prefab enclosures - FRH to provide selected material and vendor product - Replace marquis sign to match new company signage branding like 11941 building
