Olds College's is seeking a Construction Manager for a modernization project within their main campus. Information for the project is as follows: The W.J. Elliott Building, home to Olds College's Trades programs, was built in 1971 to accommodate 50 students, with classrooms designed for only 10-15 students each. Over its lifespan, the building has seen minimal infrastructure upgrades, leaving it with outdated systems that no longer meet current educational, safety, or operational standards. The facility lacks basic HVAC systems, relying on an aging heating system that does not ventilate or condition the air properly. This has created significant health and safety concerns for students and staff. Additionally, the building's electrical, lighting, and life safety systems are outdated and noncompliant with modern codes, putting further strain on energy consumption and building comfort. With the current annual student count ranging between 800-1000, and a projected growth of over 78% in the next five years, the existing facility is severely limited in its ability to support the expanding Trades programs. The size of the equipment used in course curricula has long outgrown the classrooms, labs, and shops, which prevents multiple classes from being conducted simultaneously and has led to waitlists. This problem is compounded by anticipated partnerships and donations that will require the accommodation of even larger equipment, which the current facility cannot support. Key construction upgrades include overhauling the HVAC system to provide fresh air, modernizing mechanical and electrical systems to improve energy efficiency, and upgrading life safety elements such as sprinkler installations to meet current building codes. The building's envelope, including insulation and glazing, will be improved to enhance energy performance, while solar energy systems and photovoltaic panels will be considered to align with the College's carbon footprint reduction goals. Structural changes are also necessary, such as providing sufficient lifting equipment like overhead cranes and vehicle lifts with highway tractor alignment systems, as well as increasing storage and collaborative spaces to support the growing programs. The renovation will also address accessibility and inclusivity by incorporating modern design standards to accommodate all students. Furthermore, the project envisions expanded and flexible classrooms and teaching labs, designed with reconfigurable layouts to adapt to evolving teaching methods and future technology needs. Outdoor teaching spaces and improved circulation corridors will also be integrated to create a more efficient and safe learning environment. This project aligns with the Olds College 2025 strategic plan by revitalizing one of the campus's oldest buildings, transforming it into a modern, sustainable, and code-compliant facility. The upgrades will provide students with a functional, safe, and innovative environment, ensuring Olds College remains a leader in trades education for years to come.
