Site work and new construction of a warehouse / distribution facility in Austin, Texas. Completed plans call for the construction of a warehouse / distribution facility; and for site work for a warehouse / distribution facility.

The University of Texas at Austin (Owner) is soliciting proposals (Proposals) for the selection of a Construction Manager-at-Risk on Project No. 102-1358 - Library Storage Facility Phase IV (Project), in accordance with the terms, conditions, and requirements set forth in this Request for Proposals (RFP). The Construction Cost Limitation (CCL) for the Project is $23,400,000. Fees, furnishings, equipment, other work, miscellaneous expenses, and cost of enabling sub-projects not included in the CCL comprise the Preliminary Project Cost (PPC) balance of $32M The Owner may request interviews with the Respondent to confirm their proposal and answer additional questions. Any contract resulting from this solicitation will be in the form of the agreement between Owner and Construction Manager-at-Risk (Agreement), a copy of which is included in this RFP (Appendix One). Owner designates the following person as its representative and Point-of-Contact for this RFP. Respondents shall restrict all contact and questions regarding this RFP to written communications delivered (i) in accordance with this section on or before Thursday, January 13, 2022 at noon (Question Deadline), or (ii) if questions relate to Historically Underutilized Businesses, in accordance with Section 1.13. James Eismann The University of Texas at Austin Procurement and Payment Services Construction Procurement Email: CP-Solicitation@austin.utexas.edu Respondent shall make no contact concerning this RFP with other university personnel. Owner will provide responses following the Question Deadline, but no later than Tuesday, January 18, 2022. Owner intends to respond to all timely submitted questions. However, Owner reserves the right to decline to respond to any question Owner may evaluate the Proposals based on the anticipated completion of all or any portion of the Project. Owner reserves the right to divide the Project into multiple parts; to reject all Proposals and re-solicit; or to reject all Proposals and temporarily or permanently abandon the Project. Owner makes no representations, written or oral, that it will enter into any form of Agreement with any Respondent to this RFP for any project and no such representation is intended or should be construed by the issuance of this RFP. Contact the RFP Point-of-Contact listed in Section 1.6 by 9:00 a.m. local time on Wednesday, January 05, 2021 if there are any questions or issues. Construction Manager achieves Final Completion of Construction May 17, 2024 A Performance bond is required if the Contract Sum is in excess of $100,000. The performance bond is solely for the protection of Owner. The performance bond is to be for the Contract Sum to guarantee the faithful performance of the Work in accordance with the Contract Documents. The form of the bond shall be approved by the Office of the Attorney General of Texas. The performance bond shall be effective through Contractors warranty period. 5.1.1.2 A Payment bond is required if the Contract price is in excess of $25,000. The payment bond is to be for the Contract Sum and is payable to Owner solely for the protection and use of payment bond beneficiaries. The form of the bond shall be approved by the Office of the Attorney General of Texas. 5.1.2 Security Bond. The security bond provides protection to Owner if Contractor presents an acceptable guaranteed maximum price (GMP) to Owner but is unable to deliver the required payment and performance bonds within the time period
