BASE BID - Exterior facade restoration and repairs, and limited site improvements, as fully described in the Contract Documents. General scope of base bid facade work includes cleaning and repair of exterior masonry & stucco, a limited amount of tuckpointing, minor repairs to wood windows & doors, removal of old paint coatings from all concrete surfaces, patching/repair of cracks in concrete, re-painting of previously painted stucco, wood and metal surfaces as noted, repair and straightening of metal gutters and downspouts, repair of 3rd floor balcony, minor roof shingle repairs and miscellaneous electrical work as indicated. General scope of base bid site work includes demolition of existing concrete runnels and installation of new crushed stone beds with metal edging at building perimeter. Refer to Contract Documents for complete base bid scope. b. ALTERNATE #1 - Replacement of all exterior window glazing putty and re-painting of exterior window sashes, as described in the Contract Documents. Note: Painting of exterior window frames, jambs, sills and surfaces other than sashes shall be part of base bid scope.
c. ALTERNATE #2 - Re-painting of exterior concrete surfaces with specified coating system, at locations indicated on Contract Documents. Surfaces to be painted include porches, decks, steps,
landings, etc., as noted on drawings. Note: Stripping of old paint coatings down to bare concrete and patching/repair of concrete shall be part of base bid scope.
d. ALTERNATE #3 - installation of new concrete sidewalks at locations indicated on Contract Documents (approximately 150 s.f.)
