Site work, paving, outdoor lighting and new construction of a mixed-use development in Boston, Massachusetts. Working plans call for the construction of a laboratory facility; 184-unit multi-residential development; 500-space parking garage; 282-unit multi-residential development; retail development; for site work for a retail development; and for paving for a retail development.
As of February 4, 2026, this project is on hold while the city discusses alternative development plans for the site. The architect has been identified; however, a general contractor has not yet been disclosed. A firm timeline for construction has not yet been established. HYM/MYCAP proposed five (5) mixed-use buildings consisting of two (2) buildings with life science and retail space, one (1) building with residential and retail space, one (1) building with residential and assembly space, and one (1) building with residential and commercial space. Altogether, its proposal consists of 282 rental units and 184 homeownership units, 617,700 square feet of life science space, 47,500 square feet of retail space, 31,100 square feet for Embrace Boston nonprofit, 10,000 square feet for LabCentral Ignite, approximately 500 parking spaces, and 43,500 square feet of open space. The number of units and square foot utilization for the Project may be updated through the Article 80 process during the tentative designation period.
