Renovation of an educational facility in Cincinnati, Ohio. Working plans call for the renovation of a educational facility.
Project Purpose and Rationale: This project will add chilled water capacity to address additional chilled water loads that are projected to be added to the ECUP in 2022, 2023 and 2025. This project will add 6,000 tons of chilled water capacity to the ECUP. Additional chilled water capacity must be added to ECUP by no later than April of 2023 to support the additional load projected in summer 2023. Chillers: The new 6,000 tons of chillers are planned to be located in the 1st floor of the plant where (2) boilers were previously located and where a work shop area is located currently. (1) boiler has already been demolished and the 2nd boiler is currently in the process of being demolished. An RFP for the new chillers has been advertised by the UC utility group; the purchase of those chillers will be funded by this project and is included in the advertised cost of work below in this RFQ. The chillers have not been selected at this time. The CMR shall assist with selectin, receive and install the chillers. The CMR shall provide spatial coordination and logistical coordination for the new chillers. New chilled water pumps will be required to support the new chillers. Cooling Towers: This project will add cooling towers on the roof of the structure to support the new chillers. The towers are desired to be located on the roof where existing coal pollution control equipment is located today. A future long term plan will install towers located on an addition that will occur on the North West corner of the plant adjacent to existing aged towers CT-1, 2 and 3 in order to replace said towers. The available space for an addition is limited to 2 levels at ~ 2,500 sf each at this North West location. This plant addition is part of this project. The plant addition will house a shop / work area for the plant operators as well as potentially housing electric gear. The cooling tower purchase and installation will be part of this project and not a direct purchase by the owner. New condenser water pumps will be required to support the new towers and chillers. The selected Construction Manager at Risk ("CM"), as a portion of its required Scope of Services and prior to submitting its proposal, will discuss and clarify with the Contracting Authority and/or Owner, the breakdown of the Agreement detailed cost components, to address the Owner's project requirements and refine the project schedule. As required by the Agreement, and as properly authorized, provide the following categories of services: provide constructability review comments on documents produced by the A/E during the Schematic Design, Design Development, and Construction Document stages; develop and maintain estimates of probable construction cost, value engineering, project schedules, and construction schedules; lead and manage the Subcontractor Prequalification and Bidding process, Construction and Closeout Stage. Questions will be answered and posted to Opportunities page on the OFCC website at https://ofcc.ohio.gov on a regular basis until one week before the response deadline.
