Renovation of a mixed-use development in Atlanta, Georgia. Completed plans call for the renovation of a educational facility.
Amount of Bond: $815,000.00 Atlanta Public Schools' seeks a qualified firm to provide Construction Manager at Risk Services for Building Improvements at the Atlanta Virtual Academy. Any person entering Atlanta Public Schools premises waives all civil liability against the premise's owner and operator for any injuries caused by the inherent risk associated with contracting COVID-19 at public gatherings, except for gross negligence, willful and wanton misconduct, reckless infliction of harm, or intentional infliction of harm, by the individual or entity of the premises. This project will use funding from federal Elementary and Secondary School Emergency Relief (ESSER) funding sources. These funds allow for repairing and improving school facilitiesto reduce risk of virus transmission and exposure to environmental health hazards, and to support student health needs. Accordingly, the projectshall be subject to all appropriate wage rates and contract conditions applicable to the use of those funds. By submitting a response to this Solicitation, the Contractor acknowledges that additional terms are required to satisfy federal funding requirements granted to non-federal entities. The Contractor agrees to comply with all requirements for work funded by federal funding, including without limitation those set out in the Special Stipulations and Additional Federal Funding Terms and Conditions document posted on the Bonfire website. 3.1. Install new pipe gate at entrance to the parking lot. 3.2. Remove and replace damaged, discolored, etc. ceiling tiles. Repair ceiling grid as necessary. 3.3. Investigate leaks above stained tiles and repair. 3.4. Repaint all Gymnasium walls, color TBD. Repaint bottom of sheetrock soffits. 3.5. Ensure all exterior doors have alarm contacts, and install, replace, repair, etc., the exterior door contacts as necessary for complete protection. 3.6. Ensure all access readers and associated electronic hardware work properly. Ensure complete security. 3.7. Sand and paint the existing bathroom / storage room door louvers. 3.8. Remove and replace existing monument sign lettering and building name lettering. 3.9. Classroom 1147 and Office 1146: Scrape flaking paint, sand CMU walls, prep and paint all walls. 3.10. Gym - Replace damaged, stained, broken, or sagging acoustical ceiling tile. 3.11. Gym - Replace broken VCT. 3.12. Pressure wash all exterior storefronts / entryways / courtyard storefront and balconies. 3.13. Check exterior doors for gaps and install, replace, repair, etc. the accessories to seal around doors to prevent bug / rodent intrusion. 3.14. Classroom 1147 - Remove and replace damaged/burnt outlet, and install new device, conduit, feed and breaker if necessary. 3.15. Storage room 1115 - Remove corroded/rusted shelving and dispose of properly. Repair or replace water heater ensuring it works properly. 3.16. Rooms 1117 & 1130 - Remove and dispose of existing shelving. Patch sheetrock walls and paint as necessary. 3.17. Gym - Replace lighting with LED light fixtures. 3.18. Investigate and repair roof leaks. 3.19. Replace supply and return air registers. 3.20. Room 1139 - Repair light switch, and patch hole in CMU wall. 3.21. Room 1134 - Remove and dispose of the upper and lower cabinets and patch/paint walls as necessary. 3.22. Install missing/damaged cove base. Match existing. 3.23. Remove and dispose of existing playground equipment. 3.24. Remove and dispose of existing wood deck. 3.25. Remove and dispose of existing lockers in pod areas, and patch/paint walls as necessary. 3.26. Remove and replace existing interior signage with new signage per APS specifications. 3.27. Remove and replace damaged VCT in rooms were cabinets were removed in classrooms. 3.28. Repaint stairs at stairwells to match existing. 3.29. Remove and replace all HVAC diffusers / returns / grilles in all rooms and offices. 3.30. Assess, investigate and repair or replace MDF HVAC unit. 3.31. Media Center - Remove shelving, replace carpet with VCT and base. Paint all walls. 3.32. Pressure wash and repair netting at balcony outside of rooms 1129C & 1129F. 3.33. Classroom 1147 - Remove and replace damaged / burnt outlet and install new device, conduit, feed and breaker. 3.34. Storage room 1115 - Remove corroded/rusted shelving and dispose of properly. Repair or replace water heater ensuring it works properly. 3.35. Rooms 1117 & 1130 - Remove and dispose of existing shelving. Patch sheetrock walls and paint as necessary. 3.36. Gym- Replace lighting with LED light fixtures. 3.37. Gym - Remove shelving from storage rooms and dispose of properly. 3.38. Gym - Remove and replace dirty supply / return grilles in walls. 3.39. Gym - Investigate and repair leaks. 3.40. Room 1139 - Repair light switch, and patch hole in CMU wall. 3.41. Complete elevator modernization. 3.42. Install emergency generator.
