Renovation of a conference / convention center in Bryan, Texas. Completed plans call for the renovation of a conference / convention center.

City of Bryan - Phillips Event Center Flooring The Phillips Event Center sustained significant water damage because of the Freeze Event of 2021. Most interior building materials were damaged and have been removed. Architectural Drawings and Specifications have been prepared for two repair options as follows: 1. Part A: Phillips Event Center Restoration The Restoration project restores the facility to its predamage design and function. 2. Part B: Phillips Event Center Renovation The Renovation project involves substantial renovation to the interior layout, design, and function. Work shall include, but shall not be limited to the following: 1. Exterior and interior improvements at the existing Phillips Event Center facility to restore the facility's operations to its condition prior to February 2021. This work includes but is not limited to: a. Replacing existing cold formed metal framing that has been rusted through from water damage. b. Provide new gypsum board finish over framing that was removed as a result of water damage. c. Replace any building infrastructure (mechanical, electrical, IT, AV, plumbing, etc) that was damaged by water or does not meet the minimum requirements of current building and energy codes. 2. Restorations will require various upgrades/alterations for the building & site elements to comply with current building, energy, and accessibility codes. This work includes but is not limited to: a. Rearranging of restroom spaces to provide the minimum required ADA compliant plumbing fixtures, clearances, and maneuverability. b. Modifications to existing stairs and handrails. c. Replacement of existing doors and operating hardware to comply with the minimum requirements of current building code and accessibility standards. d. Modification of existing parking spaces and drive to provide the minimum required number of accessible parking spaces and accessible route to the public way as required by current accessibility standards. e. Replacement of existing building signage to comply with the minimum requirements of current accessibility standards. f. Replacement/modification of existing casework/countertops to comply with the ADA reach ranges required by current accessibility standards. A. Owner may salvage all items deemed reusable or necessary to keep from facilities to be demolished prior to the start of demolition. B. Contractor shall remove and turn additional items over to the Owner, as directed. C. Contractor shall demolish, remove and salvage all other items of demolished work. This contract shall become effective from date of acceptance and approval by the City of Bryan. It shall remain in full force and effect with firm fixed bid prices for a period of twelve (12) months. Owner reserves the right to perform construction operations with its own forces or to employ separate contractors on portions of the Project. Contractor shall coordinate with this work in terms of providing site access, work space, and storage space, cooperation of work forces, scheduling, and technical requirements. The Owner reserves the right to perform other work for the Project, and to engage other separate contractors to perform other work for the Project. Provide site access, space allocation, scheduling, scheduling coordination, coordination of work forces and coordination of technical requirements with other contractors that may be selected and employed by Owner to perform other work simultaneously and in conjunction with the Work of This Contract. The City of Bryan reserves the right to accept or reject any or all bids, to waive any informalities and technicalities, to accept the offer considered most advantageous in order to obtain the best value for the City. Causes for rejection of a bid may include, but shall not be limited to, the bidder's current violation of any City ordinance, the bidder's current inability to satisfactorily perform the work or service, or the bidder's previous failure to properly and timely perform its obligations under a contract with the City. Bidders may be disqualified and rejection of proposals may be recommended for any (but not limited to) of the following causes: 1) Failure to use the proposal form furnished by the City; 2) Lack of signature by an authorized representative on the proposal form; 3) Failure to properly complete the proposal; 4) Evidence of collusion among proposers; 5) Omission of uncertified personal or company check as a proposal guarantee (if Bid Bond required); or 6) Unauthorized alteration of bid form. City reserves the right to waive any minor informality or irregularity. Question Cutoff Date 12/10/2021 11:00:00 AM (ET)
