Site work and renovation of a mixed-use development in Tumwater, Washington. Completed plans call for the renovation of a municipal facility; for site work for a 10,618-square-foot municipal facility; and water / sewer project.

** This project has been awarded to Berschauer Construction Inc. in the amount of $1,132,965. ** The work includes, but is not limited to, the following: Alterations to an existing 11,000 square foot single story metal framed building with concrete panel exterior walls located at 3285 Ferguson Street SW, Tumwater, WA 98512. The existing use within the building is a 10-Bed Residential Treatment Facility licensed by the State of Washington with associated support spaces. Existing improvements within a portion of the building are to be demolished per plans. New interior improvements include metal stud partitions and ceiling framing to provide capacity for 6 additional beds and to accommodate associated administrative office functions. The interior finishes are primarily painted gypsum walls and ceilings, acoustical ceilings, and resilient flooring. Electrical, mechanical, and life safety related work are incorporated into the scope of work. The work also includes miscellaneous exterior site development work. Additive Alternate No. 1 - Continuous Door Hinges: Provide continuous door hinges in lieu of the specified hinges at bedroom doors (Doors 122 through 127) and restroom Door 103. Additive Alternate No. 2 - Floor Drain Installation at Bathroom: Install floor trench drain adjacent to existing shower unit within existing bathroom located near intersection of Grids E and 3. Connect drain to existing waste piping located below floor slab. New drain assembly to include a trap primer with the associated valve located at new panel located in adjacent wall. All finish surfaces are to be restored, including as necessary, walls and floors. Replace flooring for entire bathroom. The existing Residential Treatment Facility will remain operational during the entire project. All existing building and life safety systems associated with the existing Residential Treatment Facility are to remain in operation. ESTIMATED COST RANGE: The Engineering Estimate for this project is estimated at $900,000 to $1,000,000. The bid award shall be made to the lowest responsible bidder. The Board of Thurston County Commissioners may reject any or all bids for good cause, and in particular to reject a bid not accompanied by any required bid security or data required by the Bidding Documents, or a bid in any way materially incomplete or irregular.
