Renovation of a residential development in San Marcos, Texas. Completed plans call for the renovation of a residential development.
Bidders must submit a cashier's check, certified check, or acceptable bidder's bond with their proposal in the amount of five percent (5%) of the bid submitted. Questions to this solicitation must be submitted in writing to the City of San Marcos Purchasing and Contracting Division only at RShelton@sanmarcostx.gov. Please reference the solicitation number when corresponding. Award is scheduled for the March 15, 2022, City Council meeting at 5:00 P.M., or any subsequent time thereafter. It is anticipated that homes eligible for rehabilitation will require an array of repairs ranging from minor to major. The scope of work for each rehabilitated or repaired structure will vary, but may include, although not be limited to, the following: a) Coordination with City, Subrecipient, and Homeowner; b) Developing a scope of work by inspection of the property and submitting the scope of work to Community Development staff for review and approval c) Obtaining all necessary permits and approvals prior to the commencement of the work for each structure; d) Repairing or replacing damaged interior and exterior materials as identified in scope of work prepared by estimator or contractor; e) Foundation leveling, repair, and/or elevation in special cases that must be approved by City; f) Structural damage repair; g) Building envelope repair, including: Roof repair or replacement Door and window replacement Siding and veneer repair or replacement Mechanical (HVAC), electrical, and plumbing systems repair or replacement Drywall repair or replacement Repair or replacement of water, sewer, or gas lines from residential unit to the utility provider connection; h) Surface preparation and painting; i) Flooring repair or replacement; j) Bathroom and Kitchen fixture removal and installation; k) Asbestos inspection and remediation l) Lead-based paint inspection and remediation; m) Specialty construction elements associated with historic properties, including coordination with Texas Historical Commission and the City historic district; n) Mobility and accessibility improvements, barrier removal, and ramp construction; and o) Conducting close-outs for each project, which may include obtaining final inspections or a certificate(s) of occupancy from applicable local authorities.
