Demolition, site work, renovation and addition to a mixed-use development in Scottsdale, Arizona. Working plans call for the renovation of a detention facility; for the addition of a detention facility; for site work for a detention facility; and for the demolition of a detention facility.

Construction Manager at Risk (CMAR) services for the expansion of the District Two Police Station and renovation of the Civic Center jail and office areas located within the District Two Station. The project is located at 3700 N. 75th Street, Scottsdale, AZ. 85251. The construction budget for the project is approximately $9.3 million. This project may be designed and constructed in two phases. If phased, Phase One will be an approximate 9,000 s.f. second story addition over the existing vehicle sally port and Phase Two will be the renovation of the approximate 10,795 s.f. jail and office space. The City will work with the CMAR to determine the final phasing of the proposed improvements and the extent of improvements for each GMP phase. It is anticipated that inmates will be relocated to the District 3 Jail and other facilities during construction of the jail portion of this project. Office functions will also be relocated during construction, but it should be assumed that portions of the facility will be occupied at all times. The offices of the City prosecutor are also collocated in this facility and will remain occupied during construction. The Project is located adjacent to Scottsdale Civic Center Mall and immediately adjacent to the City Justice Center and Civic Center parking structure. The area is accessible from two street frontages (75th Street and 2nd Ave.). The City will require posting of Payment and Performance Bonds in conformance with the requirements. Questions must be received in writing by 2:00 P.M. TUESDAY, MARCH 15, 2022. Responses to questions will be posted to the Citys website, at the address above, by close of business, FRIDAY, MARCH 18, 2022, by addendum The City will work with our architect, Arrington Watkins Architects and the selected CMAR to design and construct an office addition and renovation to the existing Civic Center Jail and Police facilities. Design is currently in the programming stage. The construction of improvements identified during design may be delivered in phases with multiple Guaranteed Maximum Prices (GMPs) or in a single phase. The construction activities will need to consider the ongoing use of the facility or portions thereof during construction. Construction is anticipated to commence in 2023 and be complete in 2024.
