Angelo State University, Member, Texas Tech University System (Owner or ASU) seeks proposals for Construction Managerat-risk (CMR) Services from qualified firms to manage the construction of the project described below. The successful CMR firm will contract directly with ASU and will work cooperatively with ASU, its Owners' Representative, and the Design Professionals to successfully complete the full scope of the Project within the project budget and on schedule. This Request for Proposals (RFP) provides information on the Project, the Minimum Scope of CMR Services required, and information to aid in preparing proposals in response to this RFP. ASU will evaluate the inquiries, determine whether a written response or an Addendum is required. All questions and responses, and additional information will be included in writing which will be provided to all firms that have received this RFP. Facilities Planning and Construction is not responsible for the accuracy or comprehensiveness of information provided by other ASU officials or other agencies. Firms should not rely on information obtained from sources other than the Project Manager listed below. ASU reserves the right to waive any or all formalities. This RFP does not commit ASU to select a Respondent or to award a Contract to any Respondent. ASU reserves the right to accept or reject, in whole or in part, any Proposal it receives pursuant to this RFP. Submissions which are qualified with conditional clauses or alterations or items not called for in this RFP, or irregularities of any kind, are subject to disqualification by ASU at its option. All communications relating to this RFP must be submitted in writing. Questions, answers, and any response will be provided to all respondents and become part of this RFP. Except as provided in the RFP and as otherwise necessary for the conduct of existing ASU business operations, Respondents are expressly and absolutely prohibited from engaging in communications with ASU Personnel who are involved in any manner in the drafting of the RFQ/RFP, in the review or evaluation of the Submission, in selection of a CMR Firm, or negotiation or formalization of a Contract. If any Respondent engages in conduct or communications that ASU determines is contrary to the prohibitions set forth in this section, ASU may at its sole discretion, disqualify the Respondent and remove the Submission from consideration. The construction project is funded and ASU is committed to completing it in a timely manner. The renovation of approximately 8,300 SF of the existing Porter Henderson Library. The renovation will include the addition of Technology Commons on the first floor by repurposing the facilities receiving area. A new entrance will be created on the buildings east side, which currently is being used as a loading dock area. MEP Infrastructure, Systems and Equipment modifications and additions will accompany this renovation. IT and A/V Infrastructure and Systems will supplement the project, but will be managed directly by ASU. Remote Learning Offices on the second floor will be expanded.
