Site work, paving and renovation of a mixed-use development in Los Angeles, California. Completed plans call for the renovation of a medical facility; parking garage; for site work for a sidewalk / parking lot; and for paving for a sidewalk / parking lot.

DESCRIPTION OF WORK: The parking structure is located at 5975 West Olympic Boulevard, approximately 6 miles east of the Los Angeles Campus. The parking structure is an 8-story, open-air structure constructed in 1984 with a capacity of approximately 732 standard, compact and ADA accessible vehicle stalls. The parking structure has a current Seismic Performance Rating of V. Upon completion of the work, the parking structure would achieve a Seismic Performance Rating of IV or better and bring the facility into compliance with the UC Seismic Safety Policy. The project scope includes seismic improvements, mandatory code corrections triggered by the seismic work, and repair and restoration of impacted building finishes. Work will include the installation of new spray applied and cast in place concrete reinforcing along existing shear walls. Installation of fiber reinforcing sheets along the perimeter of the elevated slabs and walls. New micro-piles at existing structural footings. New strengthening and reinforcement at existing guardrails. Accessibility improvements would upgrade the path of travel between the MOB and Parking structure including new curb ramps, signage and entry thresholds. Installation of new ADA handrails and guardrails at two existing exterior stairs will be performed to satisfy current accessibility requirements. Fire Life Safety improvements include the replacement of (2) dry standpipes with new wet standpipes along with associated fire water supply fixtures and municipal water connections. The Contractor shall maintain full operation of parking structure during construction. Pedestrian and vehicular access cannot be restricted. All work shall be sequenced to minimize operational impacts to the parking structure. The estimated construction cost is $10,934,687. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. The successful Bidder shall pay all persons providing construction services and/or any labor on site, including any University location, no less than the UC Fair Wage (defined as $15 per hour) and shall comply with all applicable federal, state and local working condition requirements.
