Demolition and new construction of an educational facility in Chapel Hill, North Carolina. Design plans call for the construction of a educational facility.
The university will add more than 120,000 square feet for its own operations and retail space along Franklin Street. The concept plan includes a roughly 10,000-square-foot renovation of the Hill Commercial Building, which houses the 100-year-old Carolina Coffee Shop. Merklein said the university opted to preserve the historic building as its facade is mostly unchanged from when it was first built. The building will maintain its retail space on the ground floor and include leased space on the second floor. Next to this renovated building, the university plans to built out about 125,000 square feet of new construction in place of three structures that will be torn down. The structures built in this new space will house the university's admissions office and visitors center. It will also include space for students, like an innovation hub, and academic and research space for faculty. As of July 14, 2025 this project is in preliminary designs. The architect has been identified but a general contractor has not yet been disclosed. A firm construction timeline has not been established but is unlikely to begin before fourth quarter 2025.
