Renovation of a residential development in Hingham, Massachusetts. Working plans call for the renovation of a residential development.

Soliciting bids for the rehabilitation of a single family dwelling at 270 Central St., Hingham, MA 02043. This is a 6 month contract and its award process is subject to approval of the Hingham Affordable Housing Trust and is issued under M.G.L. c 149 & c. 30, 39M. The estimated value is $140,000. The Town of Hingham reserves the right to reject any or all bids, waive minor informalities, and to award the contract in the best interest of the Town. Scope of Work: The Scope of Work shall include, but not be limited to, the provision of all labor, materials, and equipment necessary for the work outlined below and as described in the specifications provided in subsequent sections: The Town of Hingham is requesting bids to rehabilitate the single-family dwelling located at 270 Central Street, Hingham, MA 02043. The Hingham Affordable Housing Trust acquired the property in 2020 with the intention of creating an affordable housing opportunity. Required capital improvements include both exterior and interior building renovations. Exterior The roof needs replacement. The north side-yard fence is largely in good condition but requires spot repairs and the small fence to the right of the house requires removal. The siding is in need of power washing and minor repairs. The small deck by the side entrance needs to be repaired, scraped and painted. The mailbox and post need replacement. PVC trim replacement is needed to the side door. Interior Hot water heater replacement is needed. Insulation is needed under the first floor flooring and into the ceiling/attic. The kitchen needs to be fully replaced, including countertops, cabinets, plumbing work, electrical work, wall installation, and other finish work. Interior paint is needed throughout the home. The house is to be converted from oil to gas. Vinyl plank flooring is required throughout the home, berber carpet is needed on the main staircase, and PTS underlayment is needed in the kitchen and living room. Both bathrooms are in need of various repairs and replacements. The HVAC is to be replaced, including the dehumidifier. There are minor wall repairs needed throughout the home. With respect to doors, the side door and four doors on the second floor need replacement, closet doors throughout the home need replacement, and various repairs to solid doors are needed. A railing is needed going into the basement with slats along the railings. In terms of windows, the kitchen window, six screens, and various shades need to be replaced. The support posts in the basement need to be repaired. Various electrical work is required throughout the home. General cleanup of the interior and exterior will be required. Project has been canceled.
