De Maisonneuve est, Montreal, H2L 4J5, detailed work in Plans and Specifications. More specifically, this work includes, succinctly and without being limited to, the following: 1. Architecture : 1.1. Complete the repair of the basins on the roof of Pavilion B, including: - Demolition work on the existing roof up to the support, including the bases, - Protection, flashing and fitting out of a new waterproofing system, - Patching and other work necessary for the complete completion of the structure, - Replacement of drains - The contractor must provide a guarantee of the roofing systems corresponding to the requirements of the estimate. - An allowance for asbestos is provided in the event that certain materials affected by the work would contain asbestos. A characterization of the building is currently underway 2. Structure : 2.1. Carry out structural reinforcements for the new roof ventilation units 3. Mechanics: 3.1. Replace the 5 air conditioning units in pavilion B including: - Demolition of existing bases - Demolition work required in ventilation, plumbing and controls. - The construction of 5 new bases. - The installation of new air conditioning units on the roof of the building, including balancing work. - Plumbing work for the new drainage - Electrical work necessary for the electrical connection of the new air conditioning units - Temporary air conditioning of the premises is to be expected because the work will have to be carried out during the occupation of shops and offices. - The work must not interfere with the work planned by the STM during the summer of 2022 - An allowance for the replacement of the ventilators of units VA1, VA2 and VA3 has been foreseen in the event that these ventilators have to be replaced as part of this work. 3.2. Equipment pre-order: - In order to meet the work schedule, UQAM has pre-ordered five (5) units of ventilation air conditioning. The Rights and obligations of the Owner arising from the pre-order contract are thus assigned to the Contractor, upon receipt of written notice from the Owner to this effect, with respect to the purchase of the goods only (excluding the maintenance contract and the provision of additional work). - The Contractor will take full responsibility for the pre-order since the supplier selected for these equipment will be contractually bound directly with the Contractor and therefore must act as if he had ordered the equipment himself. - The amount of the pre-order contract is added as an allocation in the Breakdown of the submission of this call for tenders and will be managed according to article 8 of the additional and / or special General Conditions. Concerning the following work, detailed in the plans and in the various sections of the mechanical specifications, the associated subcontractors must individually submit their prices to the Contractor. The work components concerned below must therefore each have a separate subcontractor: Work concerned: 1- Testing, adjustment and balancing of ventilation-air conditioning systems and networks, plumbing and heating-cooling. Refer to the mechanical specifications for acceptable subcontractors for this discipline; 2- Insulation work for ventilation-air conditioning, plumbing and heating-cooling systems and networks; 3- Ventilation-air conditioning and refrigeration work; 4- Fire protection works; 5- Automatic regulation work. The Contractor will be fully responsible for controlling access to the premises and the site. In situations where the Contractor must perform work elsewhere in the building or in cases where he must cut electromechanical services, he will do so outside of normal hours of occupancy by users, according to the authorizations. of the Owner.
