The City of San Luis Obispo (the "City") is soliciting proposals from qualified firms to perform Constructability / Construction Document Review Services as part of a cooperative team including the design consultant team and City Staff. The City Public Works Department does not have in-house staff experienced in design of vertical construction projects and is seeking a qualified consultant experienced in vertical construction (and parking structure experience, as available) to provide comprehensive detailed review services and to communicate feedback and corrections amongst the consultant and City team to achieve a polished final Construction Documents package that minimizes contractor issued RFIs and Change Orders. Construction Management and Inspection services are not a part of this workscope and will be requested in Spring or Summer 2022 under separate budget and authorization from City Council. The Project includes demolition of an existing parking lot and buildings (the "Existing Site") and construction of a new cast-in-place parking facility consisting of at least 400 parking spaces (the "Palm Nipomo Parking Structure") in downtown San Luis Obispo (the "Project"). Two future buildings are planned immediately adjacent to the parking structure: a "liner building" along the Nipomo Street frontage and part of the Palm Street frontage; and a theater at the corner of Monterey and Nipomo Streets. Although neither of these buildings are part of this scope of work, they both have some shared access points and utilities which need to be coordinated as a part of this project.
