Renovation of a restaurant in Saint Joseph, Missouri. Completed plans call for the renovation of a restaurant.

This project consists of rehabilitation and/or repairs at 501 Edmond Street together with any incidental work necessary Paint and Misc. Repairs: Scrape windows and trim in preparation for paint. Repair all rotted wood with in-kind replacement and/or a wood repair product. Re-nail/secure all loose trim. Fill large cracks with foam backer rod and caulk with color-matched caulking. Reglaze and caulk windows and trim as necessary. Repair rusted areas (primarily corners) of soffit with metal. Apply a full primer coat and two (2) finish coats of 20-year quality paints retaining the existing 3 color scheme to trim. Masonry: Inspect and re-point mortar joints that are on the second-story level, above the dividing flashing, which are deteriorated more than one quarter inch (1/4") below the face of the brick. Repoint with mortar and toolingto match the original as close as possible. Mix the mortar as follows: 4parts type S lime to' 1 part type II Portland cement to, 9 parts clean sand Add a metallic oxide pigment to match the original mortar color. Awnings: Install two (2) awnings of appropriate size (approximately 4 feet x 18 feet) over the lower-level doors and windows. The City reserves the right to accept or reject any or all bids.
